Tankless Water Heater Installation in Rockwall, TX

James Armstrong Plumbing installs and services tankless water heaters in Rockwall, TX. Master Plumber James Armstrong holds Texas License M-39428 with a gas endorsement, which matters here more than on any other job, because a tankless conversion is as much gas and venting work as it is plumbing.

We size the gas line, spec the venting, pull the City of Rockwall permit, and quote all of it in one flat number rather than adding it later.

We dispatch from 844 Dalworth Dr in Mesquite, about 25 minutes out past Rowlett. A conversion is planned work with a scheduled start date.

In Rockwall, the Gas Service Is the Question

Everywhere in North Texas, a tankless conversion runs into the gas line.

In the parts of Rockwall where people most often want one, it runs into it harder.

A tank water heater draws somewhere around 40,000 BTU. A whole-house tankless draws 150,000 to 199,000. That is four to five times the fuel demand through piping that was never sized for it, and the age of the house decides how big a problem that is.

Chandlers Landing

Developed in 1974. Those homes were piped for a 1970s appliance load, and a lot has been added since. Feeding a 199,000 BTU unit off a service that age usually means upsizing the run, sometimes a dedicated line, and occasionally a meter capacity conversation with Atmos.

Downtown Rockwall, the streets around the square, and the Harry Myers Park area

Older still, and often with black iron that has been extended piecemeal over decades. We look at the whole system rather than just the run to the water heater.

Stone Creek, Caruth Lakes, Hickory Ridge

Established stock where the original sizing was reasonable for its day, and the question is what has been added since.

Breezy Hill, Lakeview Summit, and newer north Rockwall

Breezy Hill began in the early 2000s with a median build year around 2004. Newer piping and better original sizing, so these tend to be the easier conversions.

Gas work in Texas has to be performed by a licensed plumber under Texas Occupations Code Chapter 1301, and gas piping is installed to NFPA 54, the National Fuel Gas Code. James holds the gas endorsement on License M-39428, so this is in-house work rather than a subcontracted line item.

Any quote for a Rockwall tankless conversion that does not mention your gas line has not looked at your gas line.

Condos, Townhomes & Anything With a Shared Wall

This comes up in Rockwall more than in most cities around here, because Chandlers Landing includes condos alongside its custom homes and the Harbor District is condo stock.

A tankless unit needs its own approved venting terminating outside, and in an attached home that raises questions a detached house never has to answer:

  • Where the vent can terminate, given required clearances from windows, doors, soffits, and mechanical air intakes, including a neighbor’s
  • Whether the run can get to an exterior wall at all from where the water heater currently sits
  • Whether condensate from a condensing unit can be routed to a drain that is actually yours
  • Whether the gas service is shared or individually metered, and what your unit’s share of capacity actually is
  • HOA architectural approval, since a vent termination changes the exterior of the building

We will tell you before you spend anything whether a conversion is workable in your unit. Some are. Some are not, and in those the honest answer is a high-quality tank replacement. Finding that out during the install is the expensive way to learn it.

Hard Water & the Maintenance You Are Signing Up For

Rockwall purchases treated water from the North Texas Municipal Water District, from the Wylie plant, and that water is moderately hard.

A tank handles hardness by dropping scale to the bottom where it sits. A tankless has no bottom for it to fall into. Water moves through a narrow heat exchanger at high temperature, which is close to ideal conditions for scale to form on the exchanger walls. Scaled exchangers lose output, throw error codes, and fail early, which is why manufacturers require periodic descaling to keep warranty coverage.

So the honest version. If you will maintain it, a tankless in Rockwall is a good buy and can outlast two tanks. If you will not, buy a tank. We would rather say that now than sell you a unit you resent in five years.

A water softener changes this calculation significantly and is worth discussing during the quote.

Venting and Condensate

You cannot reuse the old vent. A tank water heater vents through material designed for its exhaust. A tankless burns hotter, and condensing models produce cooler acidic exhaust that will destroy the wrong material. Tankless units need their own approved venting, either stainless steel rated for the appliance category or a sealed concentric run, depending on the model and where it sits.

Condensing units also produce acidic condensate, which needs a neutralizer and a drain that goes somewhere sensible and stays clear. In an attic or a closet that is one more line to plan for.

None of this is a reason not to convert. It is the reason a real tankless quote takes longer than a tank swap.

Permits and Registration in Rockwall

Rockwall publishes its building permit fee schedule, which is more than most cities around here do. Plumbing permits for water heater, other, and repair work are listed at $75, and slab leaks, tunneling, and sewer main replacement at $125.

A tankless conversion touches water, gas, and venting, so confirm the scope and fee for your specific project with City of Rockwall Building Inspections at 972-771-7709.

There is a second requirement worth knowing. Rockwall runs a Permit Validation System, and a contractor has to be both licensed and currently registered with the City of Rockwall to be validated on a permit.

A plumber who is not registered here cannot pull your permit. That is a fair question to ask anyone quoting gas work in this city.

Requirements change. Confirm current rules with the city for your project. This is general information, not legal advice.

Meet James Armstrong

Meet the Master Plumber Serving Rowlett: James Armstrong

James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Rowlett, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.

“In thirty years working Rowlett, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older Rowlett neighborhoods near the lake, and grease and hair buildup in the newer developments off Liberty Grove and Schrade Road. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

What Drives the Price

We do not publish a tankless number, because the honest spread is too wide to be useful and a low anchor followed by a change order is exactly what we are trying not to do to you. What moves it:

  • Whether the gas line needs upsizing or a new dedicated run, which is the big one in older Rockwall
  • Whether the meter can carry the total household load
  • Venting path and material, and how far it has to run
  • Condensate neutralizer and drain routing
  • Unit sizing for your peak demand
  • Permit and inspection

We look at all of it on site, then give one flat written number before anything starts.

Servicing a Tankless You Already Have

We service units we did not install. Common Rockwall calls:

  • Descaling and flush on a schedule, which in this water is the main one
  • Error codes pointing at scale, ignition, venting, or gas supply
  • Inconsistent temperature, often flow or scale rather than a failed unit
  • Inlet filter screen cleaning
  • Condensate neutralizer service on condensing units

If your unit has never been descaled and it is more than a couple of years old on this water, start there before anyone tells you it needs replacing.

Frequently Asked Questions

Our friendly team is available 24/7 to help you.

Yes. A conversion is planned work with a scheduled start date, which is the kind of job we take in Rockwall from our Mesquite shop about 25 minutes away past Rowlett. Master Plumber James Armstrong holds Texas License M-39428 with a gas endorsement, so the gas line and venting work is done in-house rather than subcontracted.

Very likely. A tank runs roughly 40,000 BTU while a whole-house tankless runs 150,000 to 199,000. Homes in Chandlers Landing, developed in 1974, and the older stock near the downtown square were piped for a much smaller appliance load, so upsizing the run or adding a dedicated line is common, and occasionally the meter capacity needs review with Atmos. Any quote that does not mention your gas line has not looked at it.

Sometimes, and it needs checking first. A tankless requires its own approved venting terminating outside, which raises questions about clearances from windows, doors, and mechanical intakes including a neighbor's, whether the run can reach an exterior wall, where condensate can drain, and whether gas service is shared or individually metered. A vent termination also changes the building exterior, so HOA architectural approval is usually required. We tell you whether it is workable before you spend anything.

It will shorten its life if the unit is never maintained. Rockwall purchases treated water from the North Texas Municipal Water District from the Wylie plant, and that water is moderately hard. A tankless heats water in a narrow exchanger, which is exactly where scale forms, and manufacturers require periodic descaling to keep warranty coverage. If you will keep it on a descaling schedule, a tankless works well here. If you will not, a tank is the better buy.

Yes. Rockwall publishes a plumbing permit fee of $75 for water heater, other, and repair work, and $125 for slab leaks, tunneling, and sewer main replacement. Because a conversion touches water, gas, and venting, confirm the scope and fee for your project with City of Rockwall Building Inspections at 972-771-7709. Rockwall also requires contractors to be licensed and currently registered with the city to be validated on a permit.

No. Tankless units require their own approved venting, either stainless steel rated for the appliance category or a sealed concentric run depending on the model. Condensing units also produce acidic condensate that needs a neutralizer and a drain, which is an extra item to plan for in an attic or closet install.

It depends more on your house than on the unit. Gas line upsizing, meter capacity, venting path and material, condensate routing, and sizing for your peak demand all move the number, and in older Rockwall the gas work is usually the largest variable. The spread is wide enough that a published figure would mislead you, so we assess on site and give one flat written quote covering all of it, with a tank replacement quoted alongside for comparison.

Leave the building immediately with everyone and every pet. Do not operate light switches, use a phone inside, or touch any valve. From a safe distance outside, call 911, then call Atmos Energy at 866-322-8667, the natural gas provider for Rockwall. Do not go back inside until Atmos or the fire department says it is safe, and call a plumber only after that.

Our friendly team is available 24/7 to help you.
