Wylie Is Two Different Plumbing Cities
Most suburbs have one housing era. Wylie has two, and they are about a hundred and twenty years apart.
The city was incorporated in 1887 along the railroad and named for a Santa Fe Railroad official. Historic downtown has been a market and gathering place on Ballard Avenue since then, and the streets around it hold early twentieth century cottages and mid-century homes. Then Wylie sat quietly as an onion-farming town until DFW growth reached it in the late 1970s, and the last twenty-five years have added tens of thousands of people.
That means whether your house is a plumbing problem or not depends almost entirely on which Wylie you live in.
Downtown and the older streets around Ballard Avenue. Original cast iron drain lines and galvanized steel supply. Cast iron corrodes from the inside until the pipe wall roughens and the effective diameter shrinks, which is why these homes clog repeatedly no matter how often somebody runs a cable. Galvanized supply does the same thing to your water pressure. These are the full replacement and repipe conversations.

Here is something most Wylie homeowners never think about.
The North Texas Municipal Water District has been headquartered in Wylie since Lavon Lake was built in the 1950s, and the Wylie treatment plant complex sits inside your city. Water treated in Wylie goes out to roughly two million people across eighty communities: McKinney, Frisco, Allen, Plano, Richardson, Garland, Rockwall, and our own Mesquite among them.
That water is moderately hard, and it does the same thing in Wylie that it does everywhere else NTMWD serves. Calcium and magnesium drop out as scale on the bottom of your water heater, which insulates the burner from the water it is trying to heat, so the unit runs longer and the tank bottom runs hotter than it was designed to. A tank rated for a dozen years commonly gets closer to eight here without periodic flushing.
You may also notice a taste or smell change for about four weeks each spring. That is NTMWD temporarily switching from chloramine to chlorine only for routine system maintenance. It is normal, it is safe, and it is not your plumbing.
