Which One Do You Have?
You can usually work this out yourself in a few minutes.
Is there a crawlspace?
Look for vents low on the exterior walls, or a small access door or hatch. A raised floor with any air gap underneath means pier and beam.
Does the floor have any spring or bounce to it?
Slabs do not flex. Wood floors over joists do.
Look for a stamp in the concrete
Usually near the garage door, noting post-tension construction. Some homes have a placard on the garage wall instead.
Walk the outside of the foundation
Look for small circular patches spaced roughly two to four feet apart. Those are the anchor points where post-tension cables were tensioned and sealed.
Main line breaks
Rockwall is supplied by the North Texas Municipal Water District. A break between the meter and the house is yours, and it usually shows up as no pressure plus a wet spot in the yard that has no reason to be there.
In Wylie, the First Question Is What Your House Sits On
Most suburbs have one foundation type. Wylie has three, because the city has been building continuously since 1887.
That matters more than anything else on this page, because the repair, the price, and how much of your floor gets touched all depend on the answer.
Pier and beam, homes built before roughly 1965. The older streets around downtown and Ballard Avenue. These homes sit on piers with a crawlspace underneath, and the plumbing runs through that space rather than through concrete. If this is you, you do not have a slab leak. You have an under-house leak, and it is usually the least expensive version of this problem, because a plumber can get to the pipe without opening a single square foot of floor.
Conventional slab on grade, roughly 1970 through the early 1990s. Slab became the North Texas standard after 1970, and the earlier ones were reinforced with steel bar rather than cable. On these, once we locate the leak precisely, cutting a small opening directly over it is a legitimate option.
Post-tension slab, mid-1970s onward and near-universal in the newer neighborhoods. Over 90 percent of new Texas homes now use post-tension. These slabs hold steel cables under enormous tension, and cutting one without locating it first is a structural problem rather than a plumbing one. On these we scan before anything is opened, and often the right answer turns out to be rerouting the line overhead instead of touching the concrete at all.
So the first thing we do in Wylie is establish which of the three you have.
A company that quotes you a jackhammer price over the phone has not asked.
What Goes Wrong, By Neighborhood
Downtown, Ballard Avenue, and the older in-town streets. Pre-war and mid-century homes. Galvanized supply and cast iron drains under a crawlspace. Failures here are corrosion and age rather than soil movement, and access is the good news.
The 1970s and 1980s stock. Conventional slab, copper supply, now forty to fifty years old sitting in Blackland Prairie clay that swells every wet season and shrinks every summer. That cycling is what fatigues copper and opens a joint or rubs a line through against the concrete. This is the classic Wylie slab leak.
Birmingham Farms, Woodbridge, Braddock Place, Dominion of Pleasant Valley. Early to mid-2000s, so roughly twenty years in. Copper or early PEX on post-tension slabs. Just now reaching the age where under-slab copper starts showing real fatigue.
Bozman Farm Estates, Kreymer East, Twin Lakes, Riverchase, Inspiration, Ladera. The newest phases toward Lake Lavon. Modern PEX on post-tension. Long-run failures are uncommon here. What we see instead is fittings and manifold connections, and tight lots where a reroute beats disturbing a finished floor.
Hard water plays into all of it. Wylie is served by the North Texas Municipal Water District, which is headquartered in Wylie and treats water at the plant complex inside the city. That water is moderately hard, and hard water works on copper from the inside over years until a pinhole opens.
Meet James Armstrong
Meet the Master Plumber Serving Rowlett: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Rowlett, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years working Rowlett, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older Rowlett neighborhoods near the lake, and grease and hair buildup in the newer developments off Liberty Grove and Schrade Road. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

Your Options in Wylie
| Method | What it is | When it fits |
|---|---|---|
| Crawlspace repair | The line is reached from underneath the house, no floor opened | Pier and beam homes, mostly the older downtown streets. Usually the least expensive outcome |
| Spot repair through the slab | Concrete cut or cored directly over the located leak, repair made, patched | Conventional rebar slabs, and post-tension slabs only after tendons are located and confirmed clear. Flooring above the cut has to be replaced |
| Overhead reroute | The failed under-slab section is abandoned and new PEX is run through wall cavities and the attic | Post-tension slabs, and any home where the flooring above the leak would never match if replaced |
| Tunneling | A tunnel is driven under the foundation from outside so the pipe is reached without opening the floor inside | Post-tension slabs, and homes where interior finishes are the real cost |
| Full repipe | Supply lines retired from the slab and rerun overhead | Where there have been two or more leaks already, since the rest of the line is on the same timeline |
We quote the ones that genuinely apply to your house, side by side, after detection.

Yes, and Wylie is close enough that we can usually get there the same day. Our shop is at 844 Dalworth Dr in Mesquite, about 25 minutes from Wylie past Rowlett and Sachse. Not necessarily, and it is the first thing to establish. Pier and beam was the standard in North Texas for homes built before roughly 1965, which covers many of the older streets around downtown Wylie and Ballard Avenue. Those homes have a crawlspace, and a leak under them is reached from underneath without opening any floor. Slab on grade became standard after 1970. Look for vents low on the exterior walls or an access hatch, and check whether the floor has any give to it.
Look for a stamp in the concrete near the garage door, a placard on the garage wall, or small circular patches spaced roughly two to four feet apart on the outside of your foundation. Those patches are the anchor points where the cables were tensioned. Post-tension started in the mid-1970s and now accounts for over 90 percent of new Texas homes, so anything built in Wylie's newer neighborhoods should be treated as post-tension until confirmed otherwise.
Not without locating the cables first, and often the better answer is not cutting at all. Those cables are under enormous tension and severing one is a structural problem rather than a plumbing one. We confirm foundation type before discussing method, scan for cable locations if cutting is being considered, and frequently recommend an overhead reroute instead.
Detection runs $300 to $500, covering electronic and acoustic location and pressure testing so the leak is marked precisely before anything is opened. Repair cost comes as a flat written quote after detection, once we know your foundation type and which method actually applies to your house.
Blackland Prairie clay. It swells through wet months and shrinks through a Texas summer, and copper and drain lines running through a slab move with it until a joint gives or a line rubs through against the concrete. Wylie's 1970s and 1980s homes are the ones most affected, since that copper has now been through forty to fifty seasons of it. Hard water from the North Texas Municipal Water District adds pinhole corrosion in copper on top of that.
Simply stopping a leak is treated differently from removing and replacing a failed line, which is new work and gets permitted and inspected. Two things to know about Wylie: contractors must be registered with the city through its citizenserve portal before a permit is issued, and that registration runs on the calendar year expiring December thirty-first. Residential plan review takes 5 to 10 business days on projects that require it. Confirm your project with Wylie Building Inspection at 972-516-6423.
Longer than the leak stop. Wylie's residential plan review runs 5 to 10 business days for work that requires review, so a reroute or repipe should be planned around that window. Stopping active water loss and doing the permitted replacement are separate steps, so you are not waiting two weeks with water running under your house.
