Why Forney Sees a Particular Kind of Slab Leak
Forney is one of the fastest-growing cities in the DFW metroplex, and most of that growth happened in the last twenty years. Subdivisions like Devonshire, Gateway Parks, Windmill Farms, Heartland, Travis Ranch, and Clements Ranch went up during a stretch when the city’s population grew by well over 100 percent in a single decade. That pace of building is good for buyers and hard on plumbing quality control. Under-slab lines installed during a high-volume building boom are more likely to have a nick, a poor joint, or an install shortcut than lines put in at a slower pace.
The standard North Texas culprit is still in play too. Forney sits on the same expansive clay that runs through most of the DFW area, and that clay swells when it rains and shrinks when it dries. Combined with newer construction that has not yet settled into a stable pattern, that movement can stress a pipe joint that was borderline to begin with.
The older homes near Forney’s historic downtown core are a different story. Those lines are decades older, and age-related corrosion or a shifted joint is the more likely cause there rather than a construction-era defect.
Either way, we do not cut into a slab based on a guess. We camera-inspect and pressure-test first to confirm where the leak actually is before recommending a repair path.
Signs of a Slab Leak
- A water bill that jumps with no change in usage
- A warm or damp spot on the floor, even in rooms without plumbing fixtures
- The sound of running water when every tap in the house is off
- Low water pressure with no other explanation
- Mold, mildew smell, or warped flooring near an exterior wall
Any one of these on its own can point to something else. Two or more together usually means it is time for a camera and pressure test, not more guessing.

Meet James Armstrong
Meet the Master Plumber Serving Rowlett: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Rowlett, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years working Rowlett, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older Rowlett neighborhoods near the lake, and grease and hair buildup in the newer developments off Liberty Grove and Schrade Road. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

The most common signs are a water bill that jumps without a change in usage, a warm or damp spot on the floor, the sound of running water when everything is off, and unexplained low pressure. One sign alone could be something else. Two or more together are worth a diagnostic visit.
No. We locate the leak with camera inspection and pressure testing first. Cutting happens only after we know exactly where the problem is, not as a search method.
Forney grew fast, with most of its subdivisions built in the last two decades during a period of rapid, high-volume construction. Under-slab plumbing installed at that pace has a higher chance of a weak joint or install shortcut than plumbing put in more slowly. New construction is not automatically leak-proof.
A spot repair fixes the leak at its exact location under the slab. A reroute runs a new line above the slab or through an accessible path instead, avoiding the damaged section entirely. Which one makes sense depends on where the leak is and the condition of the rest of the line, and we recommend a path only after diagnostics confirm what is actually happening.
Our shop is in Mesquite, about 13 minutes from Forney. Same-day service is available for calls before noon on weekdays.
