What Mesquite Homes Actually Need
Mesquite is not one housing market. It is three, and each one breaks differently.
The older neighborhoods off Galloway and around Town East went up in the 1950s and 1960s on cast iron drain lines. Cast iron in North Texas soil generally gives 50 to 60 years before the bottom of the pipe scales, channels, and starts collecting everything that passes through it. If your home is from that era and you are snaking the same line twice a year, you do not have a clog problem. You have a pipe that is failing from the inside, and a camera will show it in about twenty minutes.
The 1970s through 1990s stretch across the middle of town sits on the same Blackland Prairie clay as the rest of the county. That clay swells when it rains and shrinks hard in a Texas August. Slab-on-grade foundations move with it, and the copper supply lines running under the slab move with the foundation until a joint gives. That is the slab leak call, and it is the most common high-ticket job we run in Mesquite.
The newer construction on the east side toward Sunnyvale has newer pipe, so the calls there skew toward water heaters, gas line work for outdoor kitchens and pool heaters, and fixture replacement.
We ask when your house was built before we quote anything, because the answer changes what is likely wrong.

Meet James Armstrong
Meet the Master Plumber Serving Mesquite: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Mesquite, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years working Mesquite, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older neighborhoods near the lake, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

Is It An Emergency?
If You Smell Gas, Do This First
Gas work is the one area where the right first move is not calling a plumber.
- Get everyone out of the building, including pets.
- Do not flip switches, unplug anything, or use a phone inside. A spark is a spark.
- Leave doors open behind you as you go.
- From outside and well away from the building, call Atmos Energy at 866-322-8667.
- Once Atmos has confirmed the situation is stable, call us at 214-918-6109 for the repair.
Do not go looking for the shutoff valve first. Evacuate, then call. James holds a gas endorsement on License M-39428 and all gas work is performed to Texas Occupations Code Chapter 1301 and NFPA 54.

Warm spots on the floor, the sound of running water when everything is off, an unexplained jump in the water bill, or new cracks in flooring. Mesquite sits on expansive clay that moves with the seasons, so slab leaks here are common and worth checking rather than waiting out.
No. Repeat stoppages in the same line usually mean the pipe itself is failing, not that something got stuck. In the older Mesquite neighborhoods that is typically cast iron that has scaled and channeled. A camera inspection will tell you which it is.
