Meet James Armstrong

Meet the Master Plumber Serving DFW: James Armstrong

James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Mesquite, Rowlett, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.

“In thirty years working Rowlett, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older Rowlett neighborhoods near the lake, and grease and hair buildup in the newer developments off Liberty Grove and Schrade Road. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

FAQ

Frequently Asked Questions

Have questions? We’ve got answers. Can’t find what you’re looking for? Give us a call anytime.

Our friendly team is available 24/7 to help you.

Most toilet repairs run $150 to $400. A flapper or fill valve replacement sits at the low end. A full internal rebuild, a wax ring reset, or flange work sits higher. We diagnose for $79 and give you a flat-rate quote in writing before any work starts.

Labor for a standard installation runs $350 to $600 if you supply the fixture. With a standard fixture supplied by us, expect $500 to $900. Comfort-height and high-efficiency units run $600 to $1,200. If we find a damaged flange or a soft subfloor under the old toilet, that gets quoted separately after we can see it.

If you call before noon on a weekday, we can usually get to you the same day. We are not a 24/7 company. After-hours and weekend calls carry a flat $199 emergency dispatch fee, which we quote before we send anyone.

If only that one toilet clogs and everything else drains fine, it is the toilet. If the toilet backs up when the washing machine drains, if the tub gurgles when you flush, or if more than one fixture is affected, the problem is downstream in your main line. A new toilet will not fix that. We will run a camera and find the real blockage.

Almost always a failed wax ring, and sometimes a cracked closet flange under it. We pull the toilet, inspect the flange, replace the ring and bolts, and reset it level. If we find a soft subfloor, that means the leak has been running a while and the decking has to be repaired before the new toilet goes down.

The flapper is not sealing or the fill valve is not shutting off. That is a $150 to $300 repair and it will pay for itself. A running toilet can waste more than 200 gallons of water a day according to the EPA, and it shows up on your bill every month until you fix it.

No. Caustic openers do not clear a toilet trap because the water in the trap dilutes them before they reach the obstruction. They damage the porcelain glaze, they degrade rubber seals, and if we have to open that line afterward, we are now working around a bowl full of caustic liquid. Use a closet auger or call us.

Replace it if the porcelain is cracked, if it is the third repair on the same unit in two years, or if it is a pre-1994 model using 3.5 or more gallons per flush. Otherwise repair is usually the better value. We will tell you which one you are looking at.

Typically one to two hours for a standard swap. It runs longer if the closet flange needs replacement or if the subfloor under the old toilet has water damage that has to be addressed first.

Yes. Removal and disposal of the old fixture is included in our installation.

You can. The parts are not complicated. What people get wrong is the flange height relative to the finished floor and the compression on the wax ring. Set it too high and you get a slow leak that soaks your subfloor for a year before you notice. If you are doing it yourself, dye-test the base and check for movement before you call it done.

Yes. Commercial fixtures, flushometer valves, and ADA-height installs are all standard work for us. Call 214-918-6109 and tell us what the building has.

Our friendly team is available 24/7 to help you.

Comparison

Before You Call: Is It the Toilet, or Is It the Line?

This is the single most useful thing a plumber can teach you, and most Plano homeowners find out the expensive way.

A toilet problem is contained to the toilet. A main line problem shows up at the toilet first because the toilet is the lowest-sitting drain opening in most houses.

Run this check before you call anyone.

What you seeLikely the toiletLikely the main sewer line
Only that one toilet is slow or clogged; other fixtures drain fineYesNo
The toilet backs up when you run the washing machine or showerNoYes
Gurgling in the tub or shower when you flushNoYes
Water rises at the toilet AND the tub at the same timeNoYes
Multiple toilets in the house are backing upNoYes
Sewage odor in the yard or a wet patch near the cleanoutNoYes
Toilet runs constantly but drains normallyYes (fill valve or flapper)No
Water pooling at the base after every flushYes (wax ring or flange)No

If the right-hand column describes your house, a new toilet will not fix it. You need a camera inspection of the sewer line, and we will say so on the phone before we send anyone out. A wasted trip charge helps nobody.

If the left-hand column describes your house, you are in the right place.

Toilet Repair or Toilet Replacement: How We Decide

We do not upsell fixtures. Here is the honest math.

SituationOur recommendationWhy
Flapper, fill valve, or supply line failureRepair$150 to $300 fix on a toilet that may have 15 good years left
Wax ring leak, flange intactRepairStandard reset, no reason to replace the bowl
Wax ring leak, flange brokenRepair with flange workThe flange is the problem, not the toilet
Weak flush, scale buildupRepair (rebuild and descale)Restores original performance
Hairline crack in tank or bowlReplacePorcelain cracks propagate. Not repairable.
Third repair in two years on the same unitReplaceYou are past the break-even point
Pre-1994 toilet (3.5+ gallons per flush)Consider replacingModern 1.28 gpf units cut water use by roughly two thirds
Toilet rocks and subfloor is softReplace toilet AND repair subfloorSetting a new toilet on rotted decking guarantees a callback
You want comfort height or a bidet seatReplacePreference, not failure. Nothing wrong with that.

If we can rebuild it for a third of what a replacement costs and it will hold, we will tell you to rebuild it.
