Meet James Armstrong
Meet the Master Plumber Serving DFW: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Mesquite, Rowlett, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years working Rowlett, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older Rowlett neighborhoods near the lake, and grease and hair buildup in the newer developments off Liberty Grove and Schrade Road. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

Frequently Asked Questions
Have questions? We’ve got answers. Can’t find what you’re looking for? Give us a call anytime.
Leave the building immediately. Do not flip a switch, do not unplug anything, do not use your phone inside, because any spark can ignite it. Get people and pets out and leave the door open. From a safe distance outside, call 911 and Atmos Energy at 866-322-8667. Atmos runs a 24-hour line and will come shut off your gas at no charge. Do not go back in until the utility says it is safe. Call us afterward at 214-918-6109 for the repair.
For one fixture, use the valve right there: behind the toilet, or under the sink. Turn it clockwise. For the whole house, your main is either in the garage where the line comes in, or in a concrete box in the ground near the curb marked WATER. Turn it clockwise. Then open the lowest faucet in the house to drain the pressure out of the lines. The street box may need a meter key, which is about $15 at a hardware store and worth owning before you need it.
A flat $199 dispatch fee, and we tell you that number on the phone before anybody gets in a truck. Our normal hours are Monday through Friday, 8:00 AM to 5:00 PM, with no emergency fee. If your problem can wait until morning, we will tell you so and save you the $199.
No, and we would rather say so than have you find out at 2 AM. We are Monday through Friday, 8:00 AM to 5:00 PM, with after-hours emergency dispatch at a flat $199. If you need someone in your driveway in twenty minutes at 3 AM, a large outfit is a better call. What we offer is a Master Plumber who will pick up, tell you honestly whether it can wait, and quote you a real number.
Water actively going somewhere it should not go that you cannot stop. A burst pipe, water through a ceiling, a water heater leaking from the tank body, sewage backing up, no water at all, or a warm spot on the floor. Any gas odor, which is a call to 911 and the utility, not a plumber. A dripping faucet, a running toilet, one slow drain, or no hot water without a leak can all wait until morning.
Usually not, once you shut the valve. Reach behind the toilet near the floor and turn the shutoff clockwise. The water stops. If you have another bathroom, call us Monday and keep your $199. It becomes an emergency if the valve will not close, if it is the only toilet in the house, or if sewage is coming up, which means the problem is your main line rather than the toilet.
Stop using water. All of it. No toilets, no laundry, no dishwasher, no showers. Everything you send down is coming back up. Keep people and pets out of the room and do not touch it without gloves. Then call 214-918-6109. That one is a real emergency and it does not wait for morning.
Take photos of everything before you clean up, because your insurance carrier will want them and you only get one chance. Move electronics and valuables. Get standing water off the floor with a wet vac or towels. Open windows and point fans at wet areas. Do not use outlets or appliances in a wet area, and if water is coming through a ceiling with lights in it, shut that breaker off.
Sudden and accidental water damage is usually covered. Long-term seepage usually is not. That distinction is exactly why the photos matter, and why calling your carrier sooner is better than later. We are plumbers rather than adjusters, so we will document what we find and you can take that to your carrier.
Almost always an outdoor hose bib or an uninsulated line in an attic or exterior wall. The most common cause in this metro is a garden hose left connected to the bib over winter. The hose traps water in the valve, it freezes, it splits the valve, and you find out in the spring when you turn it on and water comes out inside your wall. Disconnect your hoses before the first freeze.
Yes. Restaurants, offices, clinics, retail, and multi-unit residential. Same $199 after-hours dispatch, quoted before we come.
We are in Mesquite, about 20 miles from Richardson, and we are honest about that. During business hours, if you call before noon, we usually get to you the same day. After hours, we will give you a real time on the phone rather than a promise we cannot keep.
Comparison
Is This Actually an Emergency?
Honest triage. We would rather talk you out of a $199 call than take your money for one you did not need.
| Situation | Call now | Waits for business hours |
|---|---|---|
| Gas odor | Leave. 911 and Atmos 866-322-8667 FIRST. | No |
| Burst or spraying pipe | Yes | No |
| Water coming through a ceiling | Yes | No |
| Water heater leaking from the tank body | Yes | No |
| Sewage backing up into the house | Yes | No |
| No water at all, whole house | Yes | No |
| Warm spot on the floor (possible slab leak) | Yes | No |
| Water running and you cannot find the shutoff | Yes | No |
| Only toilet in the house is unusable | Yes | No |
| Toilet overflowing | Shut the valve behind it. Then it waits. | Yes, after shutoff |
| One drain clogged, others fine | No | Yes |
| Dripping faucet | No | Yes |
| Running toilet | No | Yes |
| No hot water, nothing leaking | No | Yes |
| Low water pressure, no leak | No | Yes |
| Water heater making noise | No | Yes |
The rule of thumb: if water is actively going somewhere it should not go and you cannot stop it, that is an emergency. If it is inconvenient but contained, it is a Monday problem, and calling Monday saves you $199.
