Meet James Armstrong

Meet the Master Plumber Serving DFW: James Armstrong

James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Mesquite, Rowlett, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.

“In thirty years working Rowlett, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older Rowlett neighborhoods near the lake, and grease and hair buildup in the newer developments off Liberty Grove and Schrade Road. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

Frequently Asked Questions

Our friendly team is available 24/7 to help you.

Most repairs run $150 to $600. A toilet or faucet repair is $150 to $400. A drain clearing is $150 to $350, and a main line clearing is $250 to $600. A water heater replacement is $1,200 to $3,500. A slab leak is $1,500 to $15,000 depending on where it is and how we have to reach it. We quote a flat rate once we have looked at the job, not before.

Our shop is on Dalworth Drive in Mesquite, about ten minutes from most of Balch Springs. It is the closest city we serve. If you call before noon on a weekday we can usually be there the same day, and that is not a slogan, it is just how far away we are.

Probably not. It is nearly always the flapper, the rubber disc at the bottom of the tank, and that is a $15 part and a ten minute job with no tools. Free way to check: put food coloring in the tank, do not flush, and wait twenty minutes. If color appears in the bowl, the flapper is leaking. A running toilet wastes over 200 gallons a day, so it is worth fixing, but it is not worth a service call.

No. We are Monday through Friday, 8:00 AM to 5:00 PM, and if you call before noon we can usually be there the same day. After hours and weekends carry a flat $199 dispatch fee, quoted on the phone before anyone gets in a truck. If what you have can wait until morning, we will tell you and save you the money.

Usually a slab leak, a hot water line failing under the foundation. The clay soil around here swells and shrinks with the weather, the slab moves with it, and the copper underneath eventually rubs through. Other signs are a water bill that jumped and stayed up, the sound of running water when everything is off, and new cracks in the slab or drywall. It is the most commonly overlooked serious plumbing symptom in North Texas.

Run the meter test. Turn off every faucet, appliance, ice maker, and irrigation zone, then look at your water meter and find the small triangle or dial that spins when water moves. If it is moving with nothing running, water is going somewhere. One caveat: a leaking toilet trips this test, so put food coloring in each tank, wait twenty minutes without flushing, and if color appears in a bowl, that is your answer and it is a $15 flapper rather than a slab leak.

If one sink or tub is slow and everything else works, it is that fixture. If the toilet backs up when the washing machine drains, if the tub gurgles when you flush, or if more than one fixture is backing up, the problem is in your main line. If it is the main line, stop running water anywhere in the house, because everything you send down is coming back up.

Yes, and a good share of Balch Springs housing is rented or investor-owned. We will give you a straight number over the phone where we can, we will not upsell your tenant, and we send photos and notes on what we find so you have a record without driving out. If you own more than one property in the area, call and let us talk about it properly.

Not if you can help it. A tank lasts 8 to 12 years, and a planned replacement is a $1,200 to $3,500 job. A failed one that soaked your floors is a much bigger number. If yours is over ten years old and starting to rumble or pop, it is worth having somebody look at it on a Tuesday rather than at midnight on a Saturday.

Either where the water line comes into the house, or in a rectangular box in the ground near the curb marked WATER. Go find it today, turn it off, and turn it back on. You learn where it is, and you find out whether it still works, because old valves seize and a valve that will not close is how a small leak becomes a flooded house. A meter key for the street box is about $15.

Almost always a garden hose left connected over the winter. The hose traps water inside the valve, it freezes, and it splits the valve body. You often do not find out until spring, when you turn it on and water comes out inside your wall instead of the yard. It is a $250 to $500 repair, and disconnecting your hoses in November prevents it entirely.

Yes, more than people expect. According to the EPA, the average household leak wastes close to 10,000 gallons of water a year. That is real money on the bill, and it is usually the cheap part of the problem compared to what the water is doing to the wood and drywall around it.

Leave the building. Do not flip a switch, unplug anything, or use your phone inside, because any spark can ignite it. Get everyone and any pets out and leave the door open behind you. From a safe distance outside, call 911 and Atmos Energy at 866-322-8667. Atmos runs a 24 hour line and will come shut the gas off at no charge. Call us afterward at 214-918-6109 for the repair.
