A tankless water heater runs for years with little fuss, which is exactly why it gets ignored until the hot water quits. A yearly look keeps small problems from turning into a cold shower or a safety hazard.
This checklist splits the work into two clear parts. The visual and operating checks you can do yourself in a few minutes. The gas, electrical, and pressure-relief work that a licensed plumber should handle. What You Can Check Yourself
These are safe, hands-off checks. You are looking and listening, not opening the unit.
Leaks. Look for water around the unit, the pipes, and the connections, and check the floor or ceiling below for water stains.
Corrosion. Look for rust, pitting, or greenish buildup on the unit and its fittings.
Physical damage. Check for dents, cracks, or anything that looks out of place on the housing.
Water flow. Run hot water at two fixtures at once and see if the flow holds up.
Temperature. Confirm the water stays at a steady, comfortable temperature.
Error codes. Check the control panel for any error or fault codes and write down what you see.
Leave These to a Licensed Plumber
The next checks involve gas, electricity, and pressurized water. They carry real safety and warranty risk, and a licensed plumber should handle them.
Gas connections. If you ever smell gas or hear a hissing sound near the unit, do not inspect it yourself. Leave the home and call your gas company from a safe distance. A licensed plumber checks the gas line and ventilation as part of a service visit.
Electrical connections. On electric units, loose wires and worn insulation are a shock hazard. A pro checks these safely.
Pressure relief valve. The T&P valve protects the unit from dangerous pressure. Testing and inspecting it, and confirming the discharge pipe is routed correctly, is a job for a plumber, not a weekend project.
Keep Up With Maintenance
A little upkeep protects efficiency and extends the life of the unit.
Water filters. Clean or replace them on the maker’s schedule, often every 6 to 12 months.
Air filters. On gas units, clean or replace the air filter as the manufacturer directs.
Descaling. North Texas has hard water, so mineral scale builds up inside the unit over time. Descaling clears it out. Because it involves running solution through the system, most homeowners have a licensed plumber do it once a year, or more often with very hard water.
When to Call
Call a licensed plumber right away if you notice any of these.
The smell of gas near the unit. Leave first, then call your gas company and 911 from a safe distance.
Water pooling under or around the unit.
Hot water that will not hold temperature, or an error code that keeps coming back.
No hot water at all, which on a tankless unit often points to heavy scale buildup.
