First work out how far the problem goes
You can narrow this down yourself before you call.
One fixture is slow and everything else drains normally. The blockage is local, in that fixture’s trap or branch line. Usually straightforward.
Several fixtures are slow, or the lowest drains back up when you run water elsewhere. The main line is the problem. Water takes the path of least resistance, so a blocked main shows up first in a tub, a shower pan, or a floor drain rather than a sink.
Gurgling from one drain when you use another means air is being pulled through the system because water cannot move freely. Also a main line symptom.
If waste is coming up into a tub or shower, stop running water anywhere and call. That is a backup, not a drain cleaning call.
If you live in a stacked building, the rules are different
In Las Colinas only about 26 percent of housing is detached single family. The rest is apartments, high-rise units, and townhomes, and drain problems behave differently in a stacked building.
The unit that floods is not always the unit with the problem. Multi-story buildings run vertical drain stacks serving every unit on a line. When that stack blocks, everything above it keeps draining into it, and the water comes out at the lowest opening. That is frequently a ground-floor or first-floor tub. The resident standing in the mess may have done nothing at all, and the cause may be three floors up.
That changes who you call. A blocked shared stack is almost always association territory rather than yours. If your neighbors are reporting slow drains too, or if the backup appeared without anything changing in your unit, call the on-site manager as well as a plumber.
Your own branch line is still yours. The line from your fixtures to the stack serves only you, and that is where a normal clog lives. Telling those two apart is the first thing a camera settles.
Irving has roughly 90 registered homeowner associations with different governing documents. We can run the camera, identify whether the blockage is in your branch or the shared stack, and give you a written finding to hand to your association.
That document is usually what they need before they act.
South Irving drains and Las Colinas drains fail for different reasons
South and central Irving, around Irving Boulevard, O’Connor Road, and the Heritage District, is mostly pre-1980 with a lot of 1950s and 1960s stock. Those homes were built with cast iron drain lines and many still have them.
Cast iron rarely fails by cracking. It fails by scaling. The inside surface corrodes and builds a rough, thick layer that narrows the pipe from within. Everything catches on that surface. The homeowner experiences it as drains that get slower every year and clogs that return faster each time. Those same older neighborhoods have mature trees, and roots find the joints in old cast iron and clay pipe and grow into the flow.
Las Colinas and Valley Ranch have PVC, which does not scale and resists roots well. What PVC does instead is move with the ground, and the ground under those communities is not natural.
Both were built on reclaimed Elm Fork floodplain. Las Colinas required taming the river and bringing the land out of the floodplain before construction began in the 1970s. Valley Ranch sits inside the 100-year floodplain and exists because Irving Flood Control District 3 built a levee and pump station starting in 1983. Engineered fill consolidates over decades rather than settling once, and a drain line laid in that ground can settle into a low spot, called a belly, where water and solids stop clearing and start collecting.
From inside the home a belly looks exactly like a recurring clog, because it is one. Cabling it will never fix it, and that is worth knowing before you pay to have it cabled a third time.
Meet James Armstrong
Meet the Master Plumber Serving Irving: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Irving, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years of plumbing across the DFW metro, including Irving, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

What Counts as an Emergency, and What Can Wait
We would rather tell you to go to bed than charge you an after-hours fee to look at something that will keep until morning. Here is our honest split.
| Situation | Our read |
|---|---|
| Burst or actively spraying pipe | Emergency. Shut the main and call |
| Water heater tank split, especially in an attic | Emergency. Shut the water and the power or gas |
| Sewage backing up into tubs, showers, or floor drains | Emergency. Stop using water in the house |
| No water at all in the house | Emergency, and often a main line issue |
| Slab leak you can hear running | Emergency. Shut the main |
| Gas smell | Not a plumbing call at all. Use the steps at the top of this page |
| One toilet clogged, another working | Usually waits. Shut its valve and stop using it |
| Water heater out, no leak | Usually waits. Cold showers beat an after-hours fee |
| Slow drain, dripping faucet, running toilet | Waits. Call during business hours |
| Water stain on a ceiling with nothing actively running | Usually waits, but same-day |
Call us either way. If it can wait, we will say so and book you for regular hours at regular rates.

Because the clog is a symptom rather than the problem. A line that blocks repeatedly usually has scaled cast iron, root intrusion, or a low spot holding water. Cabling clears the blockage without changing any of those conditions, so it returns. A camera inspection at 150 to 400 dollars identifies which one you have.
Possibly not. Multi-story buildings run vertical drain stacks serving every unit on a line, and when a stack blocks, the water comes out at the lowest opening regardless of where the blockage started. That is usually a shared stack and therefore association territory. A camera identifies whether the problem is in a branch line or the stack itself.
Cabling runs a steel cable down the line and punches through the blockage, restoring flow fast. Hydro jetting uses high pressure water to scour the pipe wall back toward full diameter, removing scale and grease rather than drilling through them. Cabling treats the clog. Jetting treats the pipe.
Very likely. Homes from that era were built with cast iron and many still have the original lines. After 60 or more years those pipes have usually scaled significantly, which is why clogs come back faster each time.
Newer homes have PVC, which does not scale and resists roots. What it does is move with the ground, and Las Colinas and Valley Ranch were built on reclaimed Elm Fork floodplain. Engineered fill consolidates over decades, and a drain line can settle into a low spot that holds water and solids. That reads as a recurring clog from inside the home, and cabling will not correct it.
Yes. They are the most common main line blockage we remove. They pass through the toilet and then fail to break down, catching on anything rough inside the pipe. In older scaled cast iron there is a great deal for them to catch on.
