Emergency Plumbing in Irving, TX
If water is running and you cannot stop it, do this before you keep reading.
Shut off the water. In a single family home the main shutoff is usually at the street in a covered box near the curb, or on the exterior wall on the side of the house closest to the street. For one fixture, the stop valve is under the sink or behind the toilet.
If you smell gas, leave the building first. Do not flip switches, do not use your phone inside. Once you are outside and away, call 911. Then call Atmos Energy at 866-322-8667. Atmos is the gas utility for Irving and they will make the line safe. Call us at 214-918-6109 for the repair once the area has been cleared.
For everything else, call 214-918-6109.

If you live in a condo or townhome, read this first
A large share of Irving housing is not detached single family. In Las Colinas only about 26 percent is, and the rest is apartments, high-rise units, and townhomes. That changes what you do in the first five minutes.
You may not have your own main shutoff. Many units are fed off a shared line with the only accessible valve in a utility closet, a mechanical room, or outside the building entirely. Find out where yours is now, not at two in the morning.
Water travels down. A burst line in an upper-floor unit ends up in the units below, and the damage claim stops being only yours. Shutting off individual fixture stops buys time even when you cannot reach a main.
Call the association or the on-site manager as well as a plumber. Most governing documents require it, and shared stacks and mains are usually their responsibility rather than yours. Irving has roughly 90 registered homeowner associations and their rules differ.
We will do the diagnostic work and give you a written finding you can hand to your association, which is generally what they want before they act.
What actually fails in Irving
Irving is three housing eras in one city and the emergencies sort accordingly.
South and central Irving, around Irving Boulevard, O’Connor Road, and the Heritage District, is mostly pre-1980 with a lot of 1950s and 1960s stock. Those homes are on original cast iron drain lines and often galvanized supply piping. The emergency there is usually a main line backup or a supply line that has finally corroded through, and it rarely gives warning.
Las Colinas spans a wide range. It opened in the early 1970s and the median construction year is 1987, but 20 percent of its housing went up between 2000 and 2009 and another 27 percent between 2010 and 2019. Forty year old homes and nearly new units sit close together, so the failure pattern is mixed. The multi-unit buildings add the shared-stack problem above.
Valley Ranch, built out from the 1980s and again through the 2000s, is at the age where original water heaters, angle stops, and supply valves reach end of life together. A tank failure in a two story home is the common call.
All of Irving sits on the same expansive North Texas clay, which swells and shrinks through the year and moves foundations with it. That movement shears supply lines cast into a slab, which is why slab leaks are a standing feature here rather than a rare event. Winter adds unprotected hose bibs and uninsulated lines in attics and exterior walls.
What counts as a plumbing emergency
Call immediately for any of these:
Burst or leaking pipe you cannot shut off
Water moving inside a wall or ceiling does structural damage by the minute, and in a multi-unit building it does it to more than one home.
Sewage backing up into the house
A main line blockage pushing waste into tubs or floor drains is a health issue, not an inconvenience.
No water at all
Especially if it happened suddenly with no notice from the city.
Water heater leaking from the tank body
A split tank will not stop on its own. Shut off the water supply to the heater and the gas or breaker feeding it.
Suspected gas leak
Leave first, call 911, then Atmos Energy at 866-322-8667, then us.
Slab leak with visible damage
Warm spots on the floor, buckling flooring, or running water with every fixture off. Electronic leak detection runs 300 to 500 dollars and pinpoints the failure before any concrete is opened.
These usually hold until the next business day: one slow drain, a dripping faucet, a running toilet, or low pressure at a single fixture. We would rather book you properly than charge an after-hours fee for something that will keep overnight.
Meet James Armstrong
Meet the Master Plumber Serving Irving: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Irving, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years of plumbing across the DFW metro, including Irving, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

Frequently Asked Questions
Have questions? We’ve got answers. Can’t find what you’re looking for? Give us a call anytime.
Yes. We come out for genuine emergencies outside normal hours, and an after-hours call carries a flat 199 dollar dispatch fee so there is no surprise on the invoice. For same-day service at standard rates, call before noon on a weekday.
We are based in Mesquite, roughly 35 minutes away depending on traffic. If your situation cannot wait that long, we will tell you so on the phone and suggest calling someone closer.
Leave the building immediately without flipping switches or using your phone inside. Once you are outside and away, call 911. Then call Atmos Energy at 866-322-8667, which is the gas utility for Irving. Call us at 214-918-6109 for the repair once the area has been made safe.
Many units have no individual main shutoff and are fed from a shared line, with the valve in a utility closet, a mechanical room, or outside the building. Close the individual fixture stops under sinks and behind toilets to slow the flow, call your association or on-site manager, and call us. Find your shutoff location before you need it.
Yes. Waste backing into a tub or floor drain means the main line is blocked rather than a single fixture. Stop running water anywhere in the home and call. A camera inspection at 150 to 400 dollars identifies the cause once the line is cleared.
Almost never. Leaking from the tank body means it has corroded through and needs replacement. Shut off the water supply to the heater and the gas or breaker feeding it, then call us. We install State water heaters.
