Arlington Homes and the Plumbing Problems That Come With Them
Arlington grew fast from the 1950s through the 2000s, so the plumbing under a house mostly depends on which decade it was built in.
Around UT Arlington and downtown, 1950s and 1960s (76010, 76011, 76012, 76013)
The oldest neighborhoods in the city. Expect cast iron drain lines under the slab that are scaling and cracking, and in some homes galvanized supply pipe that has narrowed with rust. Recurring clogs and low water pressure are the usual calls.
West and southwest Arlington, 1970s and 1980s (76013, 76015, 76016)
Many of these homes have copper supply lines under the slab that are now forty to fifty years old, which is when pinhole leaks and slab leaks start. Some houses from the late 1970s onward used polybutylene supply pipe.
South Arlington, 1980s to 2000s (76001, 76002, 76017, 76018)
Younger homes, but the late 1980s and early 1990s builds are the most likely to have polybutylene. Newer builds use PEX. Water heaters in this era are often in the attic, where a leaking tank does real damage.
Viridian and north Arlington, 2010s onward (76005)
New construction. The common calls are water heater and fixture work, and warranty questions about how the original plumbing was installed.
Across the whole city, the expansive clay under Tarrant County swells when it rains and shrinks when it does not, and that movement is behind most of the slab leaks we find.
Arlington Plumbing Permits
The City of Arlington generally requires a permit, and an inspection, for water heater replacement, repiping, sewer line replacement, gas line work and relocating fixtures. A permit is not paperwork for its own sake. The inspection is a free second opinion on the contractor’s work, which is exactly why a contractor who suggests skipping it deserves a second look.
Rules change, so check the current requirements with the City of Arlington before your job starts.
Shut the Water Off First
Before you do anything else, if water is actively running where it should not be, stop it at the source. This is the single most useful thing you can do while help is on the way, and it is the difference between a repair and a repair plus a restoration.
If you cannot find or turn the main, call us and we will talk you through it on the phone while we are on the way.
Where the shutoffs are in most Rockwall homes:
Under the fixture
Sinks and toilets have their own small valve on the supply line behind or beneath them. Turn it clockwise until it stops. For one leaking fixture this is all you need.
Water heater
There is a shutoff on the cold inlet at the top of the tank. Close it, and if the tank is leaking, kill the power at the breaker or turn a gas unit’s control to off.
The whole house
Most Rockwall homes have a main shutoff where the supply enters, commonly in the garage, at an exterior wall, or in a box near the front of the property line.
Turn it clockwise. It is worth walking outside right now, while nothing is wrong, and finding yours. In an actual emergency nobody wants to be hunting for it in the dark.
Meet James Armstrong
Meet the Master Plumber Serving Arlington: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Arlington, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years of plumbing across the DFW metro, including Arlington, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

What Counts as an Emergency, and What Can Wait
We would rather tell you to go to bed than charge you an after-hours fee to look at something that will keep until morning. Here is our honest split.
| Situation | Our read |
|---|---|
| Burst or actively spraying pipe | Emergency. Shut the main and call |
| Water heater tank split, especially in an attic | Emergency. Shut the water and the power or gas |
| Sewage backing up into tubs, showers, or floor drains | Emergency. Stop using water in the house |
| No water at all in the house | Emergency, and often a main line issue |
| Slab leak you can hear running | Emergency. Shut the main |
| Gas smell | Not a plumbing call at all. Use the steps at the top of this page |
| One toilet clogged, another working | Usually waits. Shut its valve and stop using it |
| Water heater out, no leak | Usually waits. Cold showers beat an after-hours fee |
| Slow drain, dripping faucet, running toilet | Waits. Call during business hours |
| Water stain on a ceiling with nothing actively running | Usually waits, but same-day |
Call us either way. If it can wait, we will say so and book you for regular hours at regular rates.

Frequently Asked Questions

No. We diagnose the problem and give you one flat price in writing before any work starts, and that price does not change if the job takes longer than expected. Diagnostic services such as a sewer camera inspection, at $150 to $400, carry their own fixed price.
Yes, including central Arlington around UT Arlington, south Arlington and Viridian. Our shop is in Mesquite, about 45 minutes away, so call 214-918-6109 and we will give you an honest arrival time before you book.
No. We work Monday to Friday, with a $132 (5–10 PM) or $184 (10 PM–8 AM) fee after hours. If water is actively flooding your home, shut off the main valve and call whichever plumber can reach you first.
Homes built in the 1950s and 1960s near UT Arlington and downtown often still have their original cast iron drain lines, which scale inside and crack with age. A clog that returns every few months is usually a pipe problem, and a sewer camera inspection at $150 to $400 shows what is going on.
Watch for a warm spot on the floor, a water bill that rises with no change in use, the sound of running water with every fixture off, and a water heater that keeps running. Electronic leak detection runs $300 to $500, and no one should cut into the slab until the leak has been located.
Water heater replacement, repiping, sewer line replacement, gas line work and relocating fixtures generally need a permit from the City of Arlington. Check the current requirements with the city before work starts. This is general information, not legal advice.
Get everyone out, leave electrical switches and gas valves alone, and call 911 once you are a safe distance away. Then call Atmos Energy at 866-322-8667. Call a plumber only after the utility has made the house safe.
