A City That Incorporated Over Its Water System

DeSoto has a plumbing story built into its founding. Families first settled the area in 1847, making it one of the oldest communities in North Texas, and it stayed a small farming community for a century. Then growth after World War II strained an inadequate water distribution system, and that specific problem is what pushed residents to incorporate. In 1949 a petition went to the Dallas County judge, the vote passed 50 to 2, and the City of DeSoto was created, less than one square mile at the time.

The practical version of that history is what we find under DeSoto homes today. Much of the city’s housing stock came in during the growth waves that followed, which puts a large share of homes somewhere in the range where original supply lines, sewer lines, and water heaters have either been replaced once already or are due. Established neighborhoods here typically have mature shade trees and generous lots, which is pleasant to live with and worth knowing about when a sewer line starts acting up.

We ask about the age of the home and any past plumbing work when you call, because on a house in this range, what was already replaced matters as much as what was not.

We do not run full 24/7 service, but we take calls before noon on weekdays for same-day scheduling, and after-hours calls for a $132 (5–10 PM) or $184 (10 PM–8 AM) fee.

Meet James Armstrong

Meet the Master Plumber Serving DeSoto: James Armstrong

James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve DeSoto, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.

“In thirty years of plumbing across the DFW metro, including DeSoto, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”
