What Fort Worth Homes Need From a Plumber
Historic Southside and west side, early 1900s to 1940s
In Fairmount and Ryan Place (76104 and 76110) and Arlington Heights (76107), many homes sit on pier-and-beam foundations with a crawl space. The supply lines are often original galvanized steel that rusts shut from the inside, which shows up as low pressure and brown water. Sewer laterals from that era are often clay tile, and the mature trees on those streets send roots into the joints. A camera inspection tells you whether the line can be lined or has to be replaced.
Postwar neighborhoods, 1940s to 1960s
Ridglea (76116), Tanglewood (76109) and Wedgwood (76133) are mostly slab homes with cast iron drains under the floor, and some sewer laterals from this period used Orangeburg, a tar-paper pipe that flattens and collapses with age. Cast iron that old scales, cracks and backs up.
North Fort Worth, 1990s to today
Homes around Heritage and the Alliance corridor (76244 and 76177) are younger and mostly PEX, and water heaters often sit in the attic or garage. The common calls here are water heater replacement and slab leaks, because expansive clay moves foundations across most of the city.
Why Fort Worth Homeowners Call Us for Planned Work
- A Master Plumber on the license, not a sales team in a call center.
- Diagnosis before a price. A camera before a sewer quote. Leak detection before anyone cuts concrete.
- Flat-rate, written quotes before any work starts. No surprise charges.
- Scheduled at a time that suits you, because a repipe or a sewer replacement should be planned, not rushed.
- BBB A+ accredited since 2018.
Plumbing Permits in Fort Worth
Water heater replacement, repiping, sewer line replacement, gas line work and moving fixtures generally require a permit from the City of Fort Worth, and the work is inspected. If a contractor offers to skip the permit to save you money, he is offering to skip the one independent check on his work.
Requirements change, so confirm the current rules with the City of Fort Worth Development Services Department before work begins. You can reach the city through 311, or 817-392-1234.

Shut the Water Off First
Before you do anything else, if water is actively running where it should not be, stop it at the source. This is the single most useful thing you can do while help is on the way, and it is the difference between a repair and a repair plus a restoration.
If you cannot find or turn the main, call us and we will talk you through it on the phone while we are on the way.
Where the shutoffs are in most Rockwall homes:
Under the fixture
Sinks and toilets have their own small valve on the supply line behind or beneath them. Turn it clockwise until it stops. For one leaking fixture this is all you need.
Water heater
There is a shutoff on the cold inlet at the top of the tank. Close it, and if the tank is leaking, kill the power at the breaker or turn a gas unit’s control to off.
The whole house
Most Rockwall homes have a main shutoff where the supply enters, commonly in the garage, at an exterior wall, or in a box near the front of the property line.
Turn it clockwise. It is worth walking outside right now, while nothing is wrong, and finding yours. In an actual emergency nobody wants to be hunting for it in the dark.
Meet James Armstrong
Meet the Master Plumber Serving Fort Worth: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Fort Worth, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years of plumbing across the DFW metro, including Fort Worth, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

What Counts as an Emergency, and What Can Wait
We would rather tell you to go to bed than charge you an after-hours fee to look at something that will keep until morning. Here is our honest split.
| Situation | Our read |
|---|---|
| Burst or actively spraying pipe | Emergency. Shut the main and call |
| Water heater tank split, especially in an attic | Emergency. Shut the water and the power or gas |
| Sewage backing up into tubs, showers, or floor drains | Emergency. Stop using water in the house |
| No water at all in the house | Emergency, and often a main line issue |
| Slab leak you can hear running | Emergency. Shut the main |
| Gas smell | Not a plumbing call at all. Use the steps at the top of this page |
| One toilet clogged, another working | Usually waits. Shut its valve and stop using it |
| Water heater out, no leak | Usually waits. Cold showers beat an after-hours fee |
| Slow drain, dripping faucet, running toilet | Waits. Call during business hours |
| Water stain on a ceiling with nothing actively running | Usually waits, but same-day |
Call us either way. If it can wait, we will say so and book you for regular hours at regular rates.

Yes, for planned work. Our shop is in Mesquite, about an hour from Fort Worth, so we take on jobs that can be scheduled ahead, such as sewer line replacement, repiping, slab leak detection, water heater replacement and gas lines. For a burst pipe right now, shut off your main valve and call a Fort Worth plumber who can get there sooner.
No. We work Monday to Friday, and after-hours calls carry a $132 (5–10 PM) or $184 (10 PM–8 AM) fee. We would rather tell you that now than promise a response we will not make.
In older homes in neighborhoods such as Fairmount, Ryan Place and Arlington Heights, the usual cause is original galvanized steel supply pipe that has rusted shut from the inside. Cleaning an aerator will not fix that. Repiping the supply lines does.
Sewer laterals in many older Fort Worth neighborhoods are clay tile or cast iron, and roots from mature trees grow into the joints. Clearing the roots buys time, but a sewer camera inspection at $150 to $400 shows whether the line can be lined or needs replacing.
Cured-in-place lining runs $80 to $250 per foot, pipe bursting runs $100 to $300 per foot, and open trench replacement runs $4,000 to $15,000 or more. The camera inspection, at $150 to $400, decides which method fits your line.
Water heater replacement, repiping, sewer line replacement, gas work and moving fixtures generally require a permit from the City of Fort Worth. Confirm the current requirements with the city before work begins. This is general information, not legal advice.
Leave the building with everyone in it, touch nothing electrical, touch no gas valve, and call 911 from a safe distance. Then call Atmos Energy at 866-322-8667. Call a plumber only after the utility has made the house safe.
