A City That Has Doubled Every Decade for Fifty Years
Glenn Heights has one of the more unusual growth patterns in the metroplex. There were 257 residents at the 1970 census. That became 1,033 by 1980, then 4,564 by 1990, then over 7,000 by 2000, then 11,278 by 2010, and 15,819 by 2020. Recent estimates put it above 20,000. The city has essentially added a new layer of housing every decade since it incorporated in 1969, and more than half of its land was still undeveloped as of recent counts.
For plumbing, that means Glenn Heights is not one thing. In a city of only about seven square miles, we work on homes from five different construction generations, from the earliest 1970s and 1980s builds now passing fifty years, through the 1990s and 2000s waves, into master-planned neighborhoods still going up today. Two houses a few streets apart can have completely different pipe material, different fixture ages, and different likely failure points.
The oldest homes here are now at the age where original supply lines and water heaters have usually been replaced once, or are overdue. The newest are still inside the window where construction debris in a drain line or a rushed fitting is the more likely explanation for a problem. We ask what year the home was built when you call, because in Glenn Heights that single answer narrows the diagnosis more than it would almost anywhere else we serve.
Glenn Heights also spans two counties, sitting in both southern Dallas County and northern Ellis County. We work throughout the city regardless of which side of that line your address falls on.
We do not run full 24/7 service, but we take calls before noon on weekdays for same-day scheduling, and after-hours calls for a $132 (5–10 PM) or $184 (10 PM–8 AM) fee.
Meet James Armstrong
Meet the Master Plumber Serving Glenn Heights: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Glenn Heights, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years of plumbing across the DFW metro, including Glenn Heights, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

What Counts as an Emergency, and What Can Wait
We would rather tell you to go to bed than charge you an after-hours fee to look at something that will keep until morning. Here is our honest split.
| Situation | Our read |
|---|---|
| Burst or actively spraying pipe | Emergency. Shut the main and call |
| Water heater tank split, especially in an attic | Emergency. Shut the water and the power or gas |
| Sewage backing up into tubs, showers, or floor drains | Emergency. Stop using water in the house |
| No water at all in the house | Emergency, and often a main line issue |
| Slab leak you can hear running | Emergency. Shut the main |
| Gas smell | Not a plumbing call at all. Use the steps at the top of this page |
| One toilet clogged, another working | Usually waits. Shut its valve and stop using it |
| Water heater out, no leak | Usually waits. Cold showers beat an after-hours fee |
| Slow drain, dripping faucet, running toilet | Waits. Call during business hours |
| Water stain on a ceiling with nothing actively running | Usually waits, but same-day |
Call us either way. If it can wait, we will say so and book you for regular hours at regular rates.

Our shop is in Mesquite, about 35 minutes from Glenn Heights depending on traffic.
Glenn Heights has grown in waves since 1969, so a small city contains several distinct construction generations. The likely cause of a plumbing problem in a 1980s home here is different from the likely cause in one built five years ago. Knowing the year narrows things down before we arrive.
Yes. New construction is not automatically problem-free. Debris left in drain lines during finish-out and fittings installed quickly during a high-volume build both show up in newer homes. Glenn Heights still has active construction, so this comes up regularly here.
