Irving is three different housing markets in one city
Most North Texas suburbs have an old side and a new side. Irving has three distinct eras, and the plumbing problems sort themselves accordingly.
South and central Irving
Irving Boulevard, O’Connor Road, and the Heritage District, is the original city. Most of that stock predates 1980 and a good deal of it went up in the 1950s and 1960s. Those houses are now 60 to 75 years old, which puts them past the service life of original cast iron drain lines and galvanized supply piping. Cast iron scales from the inside until the opening narrows badly. Galvanized corrodes and costs you water pressure long before it ever leaks.
Las Colinas
Ben Carpenter opened it in the early 1970s as a privately funded 7,000 acre master-planned community, and the median construction year there is 1987. It kept building too, with 20 percent of its housing added between 2000 and 2009 and another 27 percent between 2010 and 2019. So Las Colinas spans everything from 40 year old homes to nearly new construction, often within a mile of each other.
Valley Ranch
The 1980s ranch-style homes there are now at the age where original water heaters, supply valves, and fixtures reach end of life together.
Irving is a resale market rather than a new-construction market. Almost every house we work on here already has a plumbing history, and a good portion of our job is figuring out what previous work was done and how well.
A lot of Irving is condos and townhomes, and that changes things
This is the part most plumbing pages ignore. In Las Colinas, only about 26 percent of housing is detached single family. The rest is apartments, high-rise units, and townhomes.
If you own a condo or townhome, the line between your responsibility and the association’s is not always obvious. As a general rule, the plumbing inside your walls serving only your unit is yours, and shared stacks, mains, and anything serving multiple units usually belongs to the association. But that depends entirely on your specific governing documents, and Irving has roughly 90 registered homeowner associations with very different rules.
What that means practically: before major work in a condo or townhome, check your documents or ask your association. We are happy to do the diagnostic work and give you a written finding you can take to them, which is often exactly what they ask for before they will act.
What we get called for in Irving
Slab leaks
A warm spot on the floor, running water with every fixture off, or a water bill that jumped for no reason. Electronic leak detection runs 300 to 500 dollars and locates the failure before any concrete is opened.
Sewer line problems
Several drains backing up at once means the main line, not a fixture. A camera inspection runs 150 to 400 dollars and shows the real condition of the pipe. In pre-1980 south Irving that is usually scaled cast iron or a joint that soil movement has pulled apart.
Drain cleaning and hydro jetting
Cabling punches through a clog. Hydro jetting scours the pipe wall back toward full diameter, which is what older cast iron actually needs.
Water heaters
Repair, replacement, and tankless installation. We install State water heaters. In Valley Ranch and older Las Colinas, original units are well past their expected life.
Repiping
When galvanized supply lines in older south Irving have corroded far enough, repair stops being economical.
Trenchless sewer repair and CIPP lining
Rehabilitating a failed sewer line without excavating the whole run. Worth asking about before anyone quotes a full dig.
The soil does the same thing here it does everywhere in North Texas
Irving sits on the same expansive clay that runs through the rest of the metroplex. It swells when it rains and shrinks when it does not, and it moves foundations as it goes.
That movement is what shears copper supply lines cast into a slab, and it is why slab leaks are a standing feature of plumbing here rather than an unusual event. It also pulls older drain line joints apart and lets newer PVC settle into low spots that hold water.
The practical consequence is that age is not the only thing that matters. A 2005 house on a graded lot with imported fill can move more than a 1965 house on undisturbed ground.
Meet James Armstrong
Meet the Master Plumber Serving Irving: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Irving, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years of plumbing across the DFW metro, including Irving, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

We serve it. Irving is one of the cities we work in most often outside our home area, across all six ZIP codes from the Heritage District to Valley Ranch.
About 35 minutes in normal conditions, longer at rush hour. Call before noon on a weekday and same-day service is usually available.
Homes from that era were built with cast iron drain lines and often galvanized supply piping. Both are now past service life. Slow drains across several fixtures point at the drain side. Falling water pressure with no city explanation points at the supply side. A camera inspection at 150 to 400 dollars settles the drain question definitively.
It depends on your governing documents, and Irving has around 90 registered associations with different rules. Generally the plumbing inside your walls serving only your unit is yours, and shared stacks and mains belong to the association. We can perform the diagnostic and give you a written finding to take to your association, which is usually what they ask for.
For supply and drain lines, usually not yet. For water heaters, supply valves, angle stops, and fixtures, yes. Those components reach end of life together on a house of that age, which is why one failure is often followed by several more.
Yes. James Armstrong holds Texas Master Plumber License M-39428. The company is licensed and insured and has been BBB A+ accredited since 2018.
