The City of Trees, and What That Means for Your Sewer Line

Lancaster calls itself the City of Trees, and it has the tree canopy to back it up, over 600 acres of parks, nature preserves, and native Texas landscape. It is also one of the oldest communities in Dallas County, first settled in 1844 with a town laid out in 1852, and its historic district holds homes recognized on the National Register.

Both of those facts point to the same plumbing reality. Mature trees near older sewer lines are the most common cause of recurring drain problems we see in established neighborhoods. Roots find their way into small cracks or joints in a line, grow inside the pipe, and turn a slow drain into a full blockage over time. In a city with Lancaster’s tree canopy and housing age, that is a leading suspect any time a clog keeps coming back in the same spot.

Older housing near the historic square adds a second factor. Homes from that era may have aging cast iron or clay sewer lines, and older pipe gives roots more places to get in. Newer subdivisions on the edges of the city are a different picture entirely.

We camera-inspect before recommending a repair rather than guessing which one you have.

We do not run full 24/7 service, but we take calls before noon on weekdays for same-day scheduling, and after-hours calls for a $132 (5–10 PM) or $184 (10 PM–8 AM) fee.

Meet James Armstrong

Meet the Master Plumber Serving Lancaster: James Armstrong

James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Lancaster, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.

“In thirty years of plumbing across the DFW metro, including Lancaster, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”
