Copper remains a sound material with a longer track record, but for most Mesquite homeowners replacing galvanized steel or polybutylene pipes, PEX delivers equal or better performance at a significantly lower price.
When Does a Mesquite Home Need a Whole-House Repipe?
A repipe replaces all of the water supply lines throughout your home with new piping. It is a planned investment, not an emergency repair. The goal is to eliminate a failing system before it causes water damage, rather than patching individual leaks until the next one appears.
These conditions signal that a repipe is the right move:
Galvanized steel pipes. Homes built before 1975 in Mesquite commonly have galvanized steel supply lines. These pipes rust from the inside out, narrowing the interior diameter over decades. Symptoms include low water pressure that worsens over time, brown or rusty water at the tap, and visible corrosion on exposed pipes. Galvanized steel has a 40- to 50-year service life. Most systems still in place are well past that.
Polybutylene pipes. Homes built between 1978 and 1995 may have polybutylene supply lines, a flexible gray plastic pipe that reacts with chloramines in Mesquite’s municipal water and develops micro-fractures from the inside. Insurance carriers frequently flag or decline coverage for homes with polybutylene still in service.
Recurring leaks. Two or more supply line leaks in the same year indicate systemic failure, not isolated problems. Each patch repair costs $200 to $400 and buys no protection against the next failure. A repipe resolves the root cause.
Mixed materials. Homes that have been partially repaired over the decades often contain a combination of galvanized, copper, PEX, and sometimes polybutylene. Each junction between different metals creates a galvanic corrosion point. A full repipe with a single material eliminates these weak points.
How Does PEX Compare to Copper for Repiping?
Both materials are code-approved in Texas and perform well in residential plumbing systems. The differences come down to cost, installation speed, durability in local water conditions, and freeze resistance.
Material cost. PEX tubing costs $0.50 to $2.00 per linear foot. Copper pipe costs $2.00 to $4.00 per foot. Copper raw material prices rose approximately 8 percent between 2025 and mid-2026, and upward pressure is still active.
Labor cost. PEX is flexible. It bends around corners and routes through wall cavities without elbow fittings at every turn. This flexibility means 30 to 50 percent fewer fittings than copper and significantly fewer hours of labor. Copper is rigid and requires cutting each section to length, fitting every joint, and soldering (sweating) each connection. Labor accounts for roughly 70 percent of a repipe project’s total cost, which is why PEX’s faster installation drives the price gap.
Installation timeline. A PEX repipe of a typical Mesquite slab-on-grade home takes two to four days. Copper takes three to five days for the same scope. Water is turned off during working hours and restored each evening. Most families stay in the home throughout the project.
Freeze resistance. PEX can expand slightly when water freezes inside it, which helps prevent the pipe from cracking or bursting during a hard freeze. Copper is rigid and more likely to split. This mattered in February 2021 when Winter Storm Uri caused widespread pipe failures across DFW. Homes with PEX supply lines experienced significantly fewer burst pipes than homes with copper or galvanized steel.
Scale and corrosion. Mesquite’s moderately hard water (5.4 to 7.8 grains per gallon) causes mineral scale to build up inside copper pipes over time, gradually reducing flow and creating pinhole leak conditions. PEX resists scale buildup and does not corrode.
Lifespan. Copper has the longer theoretical lifespan at 50 to 70 years in ideal conditions. PEX is rated for 40 to 50 or more years. In practice, local water chemistry and installation quality determine real-world lifespan. In areas with moderately hard water and chloramines, like Mesquite, PEX often performs as well or better than copper over a 40-year window because it is not subject to the same corrosion mechanisms.
UV sensitivity. PEX degrades when exposed to prolonged sunlight. It should not be used for outdoor above-ground runs. Copper handles UV exposure without issue. Any outdoor supply line that cannot be shielded from sunlight should be copper.
What Does a Whole-House Repipe Cost in Mesquite?
Costs vary by home size, fixture count, pipe accessibility, and material choice. These ranges reflect 2026 DFW market pricing for slab-on-grade homes.
PEX repipe:
- 1,000 to 1,500 sq ft (6 to 10 fixtures): $4,500 to $6,500
- 1,500 to 2,500 sq ft (10 to 14 fixtures): $6,500 to $8,500
- 2,500+ sq ft (14+ fixtures): $8,500 to $12,000+
Copper repipe:
- 1,000 to 1,500 sq ft: $8,000 to $10,000

Slab foundation factor. Most Mesquite homes are built on concrete slab foundations. - Drywall repair and painting: $300 to $1,500+ depending on the number of access cuts
- Water main replacement from meter to house: $600 to $2,500 if the existing main is galvanized or undersized
What About a Partial Repipe?
A partial repipe replaces only the supply lines in one area of the home, leaving the rest of the original system in place. It costs less up front, typically $1,500 to $4,000 depending on scope.
A partial repipe makes sense in a narrow set of conditions: a single bathroom with an isolated copper pinhole leak, or a known section of polybutylene that can be isolated while the rest of the system is newer PEX or copper.
In most cases, a partial repipe is a bad investment. It leaves failing pipe in the walls and under the slab. The old sections will continue to age, and when the next leak appears, the homeowner pays for another round of drywall cuts, labor, and repair. The total cost of two or three partial repipes over a decade often exceeds the cost of doing a full repipe once.
“I would rather tell a homeowner that a full repipe is the right call even though it costs more upfront,” says James Armstrong, Master Plumber (License M-39428). “Patching a 40-year-old galvanized system one section at a time is the most expensive way to solve the problem.”
What Happens During a Whole-House Repipe?
The process follows a predictable sequence. Understanding it helps you plan around the disruption.
Day 1: Assessment and layout. The plumber walks the home, counts every fixture (sinks, toilets, showers, hose bibs, water heater connections, dishwasher, washing machine, refrigerator ice maker), maps the pipe runs, and determines the routing plan. In slab-on-grade Mesquite homes, new PEX lines typically run through the attic and down through interior walls to each fixture.
Days 2 to 3: Installation. Crews cut access holes in drywall where needed, remove the old supply lines, and install new PEX or copper throughout the home. Each fixture gets a new supply connection. If a manifold system is used (common with PEX), a central hub is installed near the water heater or main shut-off. Individual lines run from the manifold to each fixture, allowing any single fixture to be shut off independently.
Day 3 to 4: Testing and inspection. The system is pressurized and tested for leaks. The city plumbing inspector reviews the work and signs off on the permit. Water is fully restored.
After completion: Drywall repair. Access holes are patched, textured, and painted. Some plumbing companies include this in their scope. Others do not. Confirm before signing.
Does a Repipe Require a Permit in Mesquite?
Yes. A whole-house repipe requires a plumbing permit from the City of Mesquite Building Inspection Division. The permit triggers a city inspection after the work is complete.
This protects you in three ways. First, it confirms the work meets the International Plumbing Code as adopted by the City of Mesquite. Second, it creates an official record that the repipe was performed by a licensed plumber, which matters when selling the home. Third, unpermitted plumbing work discovered during a home sale can delay or kill the transaction and may void homeowners insurance coverage for any plumbing-related claims.
A licensed plumber pulls the permit as part of the job scope. If a plumber suggests skipping the permit to save time or money, that is a disqualifying red flag. The Texas State Board of Plumbing Examiners requires licensed plumbers to follow all local permitting requirements.
How Does a Repipe Affect Home Value and Insurance?
Resale value. A completed PEX repipe is one of the strongest selling points a Mesquite home can carry. Buyers and their inspectors specifically look for pipe material. Homes with galvanized steel or polybutylene face price reductions of $10,000 to $20,000 or full repipe demands before closing. A documented repipe with permit records and inspection sign-off removes that objection entirely.
Insurance. Many Texas carriers offer improved rates or broader coverage after a repipe, particularly for homes that previously had polybutylene or galvanized steel. Some carriers will not write a policy at all for homes with known polybutylene. Contact your carrier after the repipe is complete and provide the permit documentation and inspection record.
Mortgage approval. FHA, VA, and Fannie Mae lenders may flag homes with polybutylene during the appraisal process. A completed repipe resolves the issue before it becomes a loan approval problem.
Which Material Should You Choose?
For most Mesquite homeowners, PEX is the right choice. The cost savings are substantial, the installation is faster and less disruptive, the material handles DFW’s hard water and freeze risk better than copper, and PEX is the material used in the majority of new DFW-area construction.
Choose copper if you have exposed outdoor supply lines that cannot be shielded from sunlight, if your home is a high-end custom build where copper aligns with the construction standard, or if you have a strong personal preference for metal pipe and the budget to support it.
