Grease Is the Cause Lancaster's Own City Program Targets
The City of Lancaster runs a FOG Program, short for fats, oils, and grease, as part of its participation in the TCEQ Sanitary Sewer Overflow Initiative. That is a voluntary program the city opted into, and the FOG effort exists specifically to trap sewer-clogging substances at the source before they reach the sanitary sewer system.
The city built a program around it because grease is a genuine, ongoing cause of blockages here, not a theoretical one. What the city works to keep out of the main line is the same material that builds up inside a home’s private line first. Cooking grease poured down a kitchen drain cools and hardens on the inside of the pipe. Over months it narrows the line, catches other debris, and eventually stops flow entirely. That is a different failure mechanism from a cracked pipe or a shifted joint, and it needs a different fix.
Hydro jetting clears hardened grease buildup in a way snaking usually cannot. Snaking punches a hole through a grease blockage and restores flow temporarily. Jetting scours the pipe wall. If a clog in your line keeps returning every few months in the same place, grease buildup is one of the first things we look for on camera.
Meet James Armstrong
Meet the Master Plumber Serving Lancaster: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Lancaster, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years of plumbing across the DFW metro, including Lancaster, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

What Counts as an Emergency, and What Can Wait
We would rather tell you to go to bed than charge you an after-hours fee to look at something that will keep until morning. Here is our honest split.
| Situation | Our read |
|---|---|
| Burst or actively spraying pipe | Emergency. Shut the main and call |
| Water heater tank split, especially in an attic | Emergency. Shut the water and the power or gas |
| Sewage backing up into tubs, showers, or floor drains | Emergency. Stop using water in the house |
| No water at all in the house | Emergency, and often a main line issue |
| Slab leak you can hear running | Emergency. Shut the main |
| Gas smell | Not a plumbing call at all. Use the steps at the top of this page |
| One toilet clogged, another working | Usually waits. Shut its valve and stop using it |
| Water heater out, no leak | Usually waits. Cold showers beat an after-hours fee |
| Slow drain, dripping faucet, running toilet | Waits. Call during business hours |
| Water stain on a ceiling with nothing actively running | Usually waits, but same-day |
Call us either way. If it can wait, we will say so and book you for regular hours at regular rates.

FOG stands for fats, oils, and grease. The City of Lancaster runs the program as part of its participation in the TCEQ Sanitary Sewer Overflow Initiative, a voluntary program aimed at reducing sanitary sewer overflows. The goal is to trap grease and similar substances at the source before they enter the city's sewer system.
Cooking grease poured down a drain cools and hardens on the inside of the pipe. Over time it narrows the line, catches other debris, and eventually stops flow. It is a different failure than a cracked pipe or shifted joint, and it usually needs jetting rather than snaking to clear properly.
Snaking punches through a blockage and restores flow, which often works for a one-time clog. Hydro jetting scours the inside wall of the pipe, which is what hardened grease buildup actually requires. If a clog keeps returning in the same spot, jetting is usually the better answer.
Yes. Cleaning, jetting, spot repair, and full replacement are very different costs. We confirm the actual condition of the line first rather than guessing.
The city handles its own main lines and publishes a number for reporting stoppages in the public system. We handle everything on your property, from the house to your connection. If a camera inspection shows the problem is on the city's side, we will tell you plainly.
