Slab Leak Repair in Carrollton, TX

A slab leak is a water line that has failed under the concrete foundation of your house. You cannot see it, and most people do not notice until the water has been running for weeks and the bill shows it.

We locate the leak electronically before anyone opens concrete, then give you a written quote for the repair that fits your house, which is not always the most expensive one. James Armstrong is a Texas Master Plumber, License M-39428, with more than 30 years in the trade and a BBB A+ rating held since 2018.

Our shop is in Mesquite, roughly 40 minutes from Carrollton. Call 214-918-6109.

Why Some Carrollton Streets Get More Slab Leaks Than Others

Every Carrollton slab sits on expansive clay, but not the same clay.

The USDA soil survey maps three very different grounds inside the city, and they move differently.

Houston Black clay, across much of south and central Carrollton

Under the older neighborhoods around Downtown Carrollton, Belt Line Road and Josey Ranch, the survey maps Houston Black, the official state soil of Texas. Its plasticity index runs 44 to 55.

Building codes treat soil as expansive at a plasticity index of 15, so this ground is roughly three times past that line. It swells when it rains and shrinks in a dry August, and every cycle moves the slab and the lines cast into it.

Ferris and Heiden clay, on the creek slopes

Along the valleys that cut through the city, including Indian Creek and the ground around the Trinity Mills station and Country Place, the survey maps Ferris-Heiden clay on 5 to 15 percent slopes. Ferris reaches a plasticity index of 59, the highest in the city, and the USDA describes it opening cracks up to 3 inches wide in a normal dry year.

A house on a slope usually sits on cut ground on the high side and fill on the low side, so one end of the slab moves differently from the other. Uneven movement is what shears a buried line.

Stephen silty clay, over chalk in parts of 75010

In some of northeast Carrollton the survey maps Stephen silty clay only 7 to 20 inches deep over Austin chalk, with a plasticity index near 30.

That ground still moves, but less, and more evenly. A slab leak there points us toward the pipe itself before the soil.

Slab Leak Repair Options for Carrollton Homes

Spot repair through the slab

We open the concrete at the marked spot, repair that section of pipe and restore the slab. It makes sense when the pipe is otherwise sound and the leak sits under a floor that is easy to restore.

Reroute the line

We abandon the leaking section under the slab and run a new line through the walls or attic. No concrete is cut. It makes sense when the leak is under finished flooring, a kitchen island or cabinets, or when that line has leaked before.

On the Ferris clay slopes, where the slab keeps moving, getting the line out of the concrete is often the lasting fix.

Repipe the house

New supply lines throughout the house. It makes sense for polybutylene, or for a 1960s or 1970s Carrollton home on its second or third slab leak.

Patching an aging system one leak at a time costs more over five years than doing it once.

Meet James Armstrong

Meet the Master Plumber Serving Carrollton: James Armstrong

James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Carrollton, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.

“In thirty years of plumbing across the DFW metro, including Carrollton, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

Frequently Asked Questions

Have questions? We’ve got answers. Can’t find what you’re looking for? Give us a call anytime.

Our friendly team is available 24/7 to help you.

Electronic leak detection runs 300 to 500 dollars. A hydrostatic test, which confirms whether the leak is on the supply side or the drain side, runs the same range. Both happen before any concrete is opened, so you know what you are dealing with before committing to a repair.

The USDA soil survey maps Ferris and Heiden clay on the creek slopes, including along Indian Creek. Ferris reaches a plasticity index of 59, the highest in the city, and a house on a slope often sits on cut ground at one end and fill at the other. The two ends move differently, and uneven movement shears buried lines.

Often, yes. The City of Carrollton gives a leak adjustment if you file its Certification of Water Leak Repair form within 90 days of the leak bill, with proof of payment and a permit copy if one was required. For a leak that went into the ground, the credit is 60 percent of the excess over your usual bill.

Not always. A reroute abandons the failed line under the slab and runs new pipe through the walls or attic, avoiding concrete entirely. It is often the better option when the leak sits under tile, a kitchen island, or anywhere demolition would cost more than the plumbing itself.

Not in the usual sense. A leak under a pier and beam house is an under-floor leak, which is much easier to reach than one under concrete. Some of the oldest homes near the Square are built this way, so confirming the foundation type is the first thing we do.

Policies vary and we cannot speak for your carrier. Many cover the water damage and opening the slab while excluding the failed pipe itself. Photograph everything before work begins, call your carrier early, and keep our detection report, which documents the location and cause.
