Why Frisco Slab Leaks Are Different

Two things about Frisco change how this job gets done, and both come from when the city was built.

Almost everything here sits on a post-tension slab

Post-tension foundations became the standard for new North Texas construction from the 1980s onward, because they handle Blackland Prairie clay movement better than rebar-reinforced slabs do.

Instead of rebar, high-strength steel cables called tendons run through the concrete in a grid and get tensioned after the pour, holding the whole slab in compression. Each tendon carries roughly 33,000 pounds of force.

Frisco’s growth happened almost entirely inside that era. So when someone quotes you a slab leak repair here, the first question is not where the leak is. It is what is running through the concrete between you and it.

And Frisco's plumbing is just now reaching the age where this starts

The earliest large developments date to roughly 2000 through 2005, which puts them at twenty to twenty-five years old.

That is right about when copper embedded in a slab has been through enough wet-dry clay cycles to show real fatigue. Frisco is not an old-plumbing city yet. It is a city whose first generation of slab leaks is arriving now.

Never Cut a Post-Tension Slab Without Locating the Cables

This is the part worth reading twice.

A standard slab leak spot repair means cutting through the concrete directly over the leak. On a post-tension slab, doing that without knowing where the tendons run risks severing one. A cable under 33,000 pounds of tension that gets cut does not simply go slack. It can crack the slab, compromise the foundation, and in the worst case whip through the concrete with enough force to injure whoever is standing there.

So on a Frisco job, the sequence is:

  1. Confirm the foundation type before any repair method is discussed.
  2. Locate the leak electronically and acoustically.
  3. Scan for tendons with a cable locator or ground penetrating radar if cutting is even being considered.

Permits, Registration, and Who Is Actually on Your Job

How to Tell If You Have a Post-Tension Slab

You can usually work this out yourself in about five minutes:

  • Look for a stamp in the concrete, most often near the garage door, noting post-tension construction.
  • Check the garage wall for a placard or warning sign, common in homes from the 1980s and 1990s.
  • Look at the outside of your foundation for small circular patches spaced roughly two to four feet apart. Those are the anchor points where the cables were tensioned and sealed.
  • Check your building plans if you have them from purchase.
