Meet James Armstrong
Meet the Master Plumber Serving Irving: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Irving, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years of plumbing across the DFW metro, including Irving, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

What Counts as an Emergency, and What Can Wait
We would rather tell you to go to bed than charge you an after-hours fee to look at something that will keep until morning. Here is our honest split.
| Situation | Our read |
|---|---|
| Burst or actively spraying pipe | Emergency. Shut the main and call |
| Water heater tank split, especially in an attic | Emergency. Shut the water and the power or gas |
| Sewage backing up into tubs, showers, or floor drains | Emergency. Stop using water in the house |
| No water at all in the house | Emergency, and often a main line issue |
| Slab leak you can hear running | Emergency. Shut the main |
| Gas smell | Not a plumbing call at all. Use the steps at the top of this page |
| One toilet clogged, another working | Usually waits. Shut its valve and stop using it |
| Water heater out, no leak | Usually waits. Cold showers beat an after-hours fee |
| Slow drain, dripping faucet, running toilet | Waits. Call during business hours |
| Water stain on a ceiling with nothing actively running | Usually waits, but same-day |
Call us either way. If it can wait, we will say so and book you for regular hours at regular rates.

Electronic leak detection runs 300 to 500 dollars. A hydrostatic test, which confirms whether the leak is on the supply side or the drain side, runs the same range. Both happen before any concrete is opened, so you know what you are dealing with before committing to a repair.
Not always. A reroute abandons the failed line under the slab and runs new pipe through walls or the attic, avoiding concrete entirely. It is often the better option when the leak sits under tile, a kitchen island, or anywhere demolition would cost more than the plumbing itself.
Because the ground is engineered rather than natural. Both communities were built on reclaimed Elm Fork floodplain, Las Colinas from 1973 and Valley Ranch behind a levee built by Irving Flood Control District 3 from 1983. Engineered fill consolidates over decades instead of settling once, and uneven movement shears buried copper lines. Age of the house is not the only factor.
It may not be. Some of the oldest homes in south and central Irving are pier and beam rather than slab on grade, and a leak under those is an under-floor leak that is considerably easier to reach. Establishing the foundation type is the first thing we do.
It depends on your governing documents, and Irving has around 90 registered associations with different rules. Generally the line inside your walls serving only your unit is yours and shared mains belong to the association. We can perform the detection and give you a written finding to take to them.
Policies vary and we cannot speak for your carrier. Many cover the water damage caused by the leak while excluding the plumbing repair itself. Photograph everything before work begins and call your carrier early. Our detection report documents location and cause, which is usually what they ask for.
