Do You Have a Slab Leak? Check These Signs First
Most slab leaks in Plano homes show up in one of five ways:
- A warm spot on the floor. This only happens when the leak is on a hot water line. Tile or wood that feels warm in one patch is the classic sign.
- A water bill that jumps when nothing about how you use water has changed.
- The sound of running water when every tap, toilet and appliance is off.
- The water heater running constantly, because it keeps refilling with cold water to replace what leaks out.
- Damp carpet, lifting flooring or new cracks along the edge of a room.
A cold water leak gives no warm spot. If your bill is the only sign, do not rule out the slab because the floor feels normal.
Rule out a toilet first. Put a few drops of food coloring in each toilet tank, not the bowl, and wait twenty minutes without flushing. Color in the bowl means the flapper is leaking, and that is a few dollars, not a slab leak.
Slab Leak Repair Options for Plano Homes
There are three ways to fix a slab leak. The right one depends on where the leak is, what the pipe is made of and how old the rest of the plumbing is.
Spot repair through the slab. We open the concrete at the marked spot, repair that section of pipe and restore the slab. It makes sense when the pipe is otherwise sound and the leak is somewhere we can reach, such as under tile rather than under a finished hardwood floor.
Reroute the line. We abandon the leaking section under the slab and run a new line through the walls or attic. No concrete is cut. It makes sense when the leak is under a finished floor or a cabinet, or when the line under the slab has already leaked once.
Repipe the house. We replace the supply lines throughout the house. It makes sense when the pipe is polybutylene, or when a Plano home from the 1970s or 1980s is on its second or third slab leak. Patching an aging system one leak at a time costs more over five years than doing it once.
We tell you which of the three we would choose if it were our house, and why. If a spot repair is the honest answer, that is the quote you get.
How to Check Your Plano Water Meter for a Leak
Plano homes are on City of Plano water, and the meter sits in a box near the street. This test takes fifteen minutes and costs nothing.
- Turn off every faucet, appliance and ice maker. Do not flush anything.
- Open the meter box and note the reading, including the small leak indicator.
- Wait fifteen minutes without using any water.
- Read the meter again. Any movement means water is leaving the system.
- Close the main shutoff valve at the house and check again. If the meter stops, the leak is inside the house or under the slab. If it keeps moving, the leak is in the service line between the meter and the house.
That last step matters because a service line leak and a slab leak are different jobs. Tell us what you saw when you call.
How We Find a Slab Leak in Plano Without Breaking Up Your Floor
The expensive mistake with a slab leak is guessing. Cutting concrete in the wrong place means a second hole, a second patch and a second flooring repair. We locate the leak first.
Confirm there is a leak
We isolate the hot and cold sides and pressure test the lines. A hydrostatic test runs $300 to $500.
Find where it is
We use acoustic listening equipment and thermal imaging to narrow the leak to a spot on the floor. Electronic leak detection runs $300 to $500.
Mark it and explain it
You see where the leak is, which line it is on and what the repair options are before any work starts.
Meet James Armstrong
Meet the Master Plumber Serving Plano: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Plano, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years of plumbing across the DFW metro, including Plano, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

Slab Leak Repair Permits in Plano
Rerouting or replacing water lines in Plano requires a plumbing permit from the City of Plano Building Inspections Department, and the work is inspected. If a contractor offers to skip the permit, he is offering to skip the one independent check on his work.
Permit requirements change, so confirm the current rules with City of Plano Building Inspections at [VERIFY: 972-941-7140] before work begins.

What Slab Leak Repair Costs in Plano
We only publish the prices we can stand behind for every job:
| Service | Price |
|---|---|
| Electronic slab leak detection | $300 to $500 |
| Hydrostatic pressure test | $300 to $500 |
| After-hours dispatch | $132 (5–10 PM) or $184 (10 PM–8 AM) |
The repair itself depends on the method, the length of line and what sits on top of the leak. We quote it flat, in writing, before we start, after the leak is found. We do not quote a slab leak repair over the phone, because nobody can do that honestly without knowing where the leak is.
Will Homeowners Insurance Cover a Slab Leak in Plano?
It depends on your policy. Many Texas homeowner policies pay to open the slab and repair the water damage, but not to repair the failed pipe itself. Ask your carrier three questions and get the answers in writing:
- Does the policy cover access, meaning breaking and restoring the concrete?
- Does it cover water damage to flooring and belongings?
- Does it cover the pipe repair itself, or only the damage?
Photograph the symptoms, keep the detection report and keep every invoice. Unless water is actively causing damage, talk to your insurer before the slab is opened.

Slab Leak Repair in Plano: Frequently Asked Questions
Have questions? We’ve got answers. Can’t find what you’re looking for? Give us a call anytime.
The most common signs are a warm spot on the floor, a water bill that jumps with no change in use, the sound of running water when everything is off, and a water heater that runs constantly. The surest home test is your water meter: turn off every fixture, and if the meter still moves, water is leaving the system.
Plano sits on expansive clay that swells when wet and shrinks when dry, and that movement stresses the water lines under the foundation. Many east Plano homes from the 1970s and 1980s also have copper lines under the slab that are now forty to fifty years old.
We pressure test the hot and cold lines to confirm a leak, then use acoustic listening equipment and thermal imaging to narrow it to a spot on the floor. Electronic leak detection runs $300 to $500, and nobody cuts concrete until the leak is located.
Electronic leak detection runs $300 to $500 and a hydrostatic pressure test runs $300 to $500. The repair depends on the method, the length of line and what sits on top of the leak, so we quote it flat and in writing after the leak is found.
A spot repair makes sense when the pipe is otherwise sound and the leak sits under a floor that is easy to restore. A reroute makes sense when the leak is under finished flooring or cabinets, or when that line has leaked before. We explain both before you decide.
Rerouting or replacing water lines in Plano requires a plumbing permit from the City of Plano Building Inspections Department. Confirm the current requirements with the city before work begins. This is general information, not legal advice.
It depends on the policy. Many Texas policies cover opening the slab and the resulting water damage but not the failed pipe itself. Ask your carrier in writing, and keep the leak detection report, because it is usually the first thing they ask for.
