In Rockwall, the Gas Service Is the Question
Everywhere in North Texas, a tankless conversion runs into the gas line.
In the parts of Rockwall where people most often want one, it runs into it harder.
A tank water heater draws somewhere around 40,000 BTU. A whole-house tankless draws 150,000 to 199,000. That is four to five times the fuel demand through piping that was never sized for it, and the age of the house decides how big a problem that is.
Chandlers Landing
Developed in 1974. Those homes were piped for a 1970s appliance load, and a lot has been added since. Feeding a 199,000 BTU unit off a service that age usually means upsizing the run, sometimes a dedicated line, and occasionally a meter capacity conversation with Atmos.

A tank handles hardness by dropping scale to the bottom where it sits. A tankless has no bottom for it to fall into. Water moves through a narrow heat exchanger at high temperature, which is close to ideal conditions for scale to form on the exchanger walls. Scaled exchangers lose output, throw error codes, and fail early, which is why manufacturers require periodic descaling to keep warranty coverage.
So the honest version. If you will maintain it, a tankless in Rockwall is a good buy and can outlast two tanks. If you will not, buy a tank. We would rather say that now than sell you a unit you resent in five years.
