Carrollton Water and Your Tank

Carrollton does not treat its own drinking water. The city contracts with Dallas Water Utilities, which draws from the Elm Fork of the Trinity and six lakes. Neither the 2025 Carrollton report nor the 2025 Dallas report lists a hardness figure. Like other North Texas surface water it carries dissolved calcium and magnesium, and third-party compilations place Dallas-supplied water in the hard range.

Heat pulls that mineral out of the water and it settles on the bottom of the tank as scale. The unit runs longer to reach temperature, and on an electric heater the scale builds on the element and burns it out. A popping or rumbling sound during a heating cycle is water flashing to steam under that layer. Flushing the tank once a year is the cheapest way to get the rated life out of a water heater, and almost nobody does it.

Repair or Replace

Repair usually makes sense when the unit is under about eight years old and the failure is a part: a thermostat, a heating element, a thermocouple, a gas control valve, or a leaking fitting at the top of the tank.

Replacement is the honest answer when the tank body is leaking. Water coming from the body means it has corroded through from the inside, and there is no repair for that. Shut off the cold water valve at the heater and the gas or breaker feeding it, then call.

Replacement is usually the better value when the unit is past 10 years, when the repair approaches half the price of a new unit, or when it has already been repaired recently. In Carrollton, a replacement also brings an older installation up to the current inspection list, which a repair does not.

We give you the repair number and the replacement number and let you decide.

Where Your Water Heater Sits Depends on When Your House Was Built

South Carrollton

Homes from the 1960s to early 1980s, around Downtown Carrollton, Country Place and the streets off Belt Line Road, usually have the heater in a garage or a hall closet. The heater has been swapped several times.

What often has not been touched is the installation around it: no expansion tank, no pan drain to the outside, a relief line that ends in the wrong place. A replacement is when that gets fixed.

Central and north Carrollton

Josey Ranch, Rosemeade and the neighborhoods near the Trinity Mills station, mostly built from the late 1970s through the 1990s.

Many of these homes are on their second or third heater. If the supply lines at the heater are gray plastic polybutylene, we will point it out, because that is the moment to deal with it.

Northeast Carrollton

North of Hebron Parkway, most homes are from the 1990s and 2000s, and the heater often sits in the attic. When an attic tank fails, the water comes through a finished ceiling.

That is why the city requires the pan and the 3/4 inch drain line run outside, and why we check both on every attic unit we touch, along with whether you can reach the shutoff without a ladder in the dark.

Meet James Armstrong

Meet the Master Plumber Serving Carrollton: James Armstrong

James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Carrollton, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.

“In thirty years of plumbing across the DFW metro, including Carrollton, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

Frequently Asked Questions

Our friendly team is available 24/7 to help you.

Yes. The City of Carrollton requires a permit for every water heater installation, and the work is inspected when it is finished. A homeowner may do the work on their own homestead; anyone else must be a licensed plumber registered as a contractor with the city. This is general information, not legal advice.

Water expands when it heats. The city requires an expansion tank on the cold water line so that pressure has somewhere to go. Without one, pressure climbs every heating cycle, the relief valve starts dripping, and the fittings and the tank take the strain.

Carrollton requires a pan at least 1.5 inches deep with a 3/4 inch drain line run outside or to an approved drain, and insulated water pipes in the attic. Check that the pan is intact and the line actually leaves the attic, and know where the shutoff is before you need it at two in the morning.

A conventional tank typically lasts 8 to 12 years here. Carrollton buys its water from Dallas Water Utilities, and like other North Texas surface water it is hard, so scale builds on the bottom of the tank. Flushing once a year is the cheapest way to reach the upper end of that range.

Almost never. Leaking from the tank body means it has corroded through and needs replacement. Shut off the cold water valve at the heater and the gas or breaker feeding it, then call us at 214-918-6109.

We install State water heaters in both tank and tankless models.
