Grand Prairie water is hard, and your water heater pays for it
The City of Grand Prairie reports an average water hardness of 132 parts per million, or 7.7 grains per gallon, in its own water quality reporting. The Water Quality Association classifies anything from 7.0 to 10.5 grains per gallon as hard water.
Here is what that does inside a tank. Calcium and magnesium come out of solution when the water is heated and settle on the bottom of the tank as scale. That layer sits between the burner or the element and the water it is supposed to heat. The unit runs longer to reach the same temperature, the bottom of the tank runs hotter than it was designed to, and the glass lining degrades faster. On an electric unit, scale builds directly on the element and burns it out.
You hear it before you see it. A popping or rumbling sound during a heating cycle is water flashing to steam underneath the scale layer. That noise means the tank has been accumulating sediment for a while.
Flushing the tank once a year is the single cheapest thing a Grand Prairie homeowner can do to get the rated life out of a water heater. Most people never do it, which is why most water heaters here do not reach the years printed on the label.
A lot of Grand Prairie is due at the same time
Citywide the median home was built in 1992, and 22.5 percent of the housing stock went up between 2000 and 2009. A conventional tank water heater typically lasts 8 to 12 years in this water.
Do that math on a house built in 2005. The original unit failed years ago, its replacement is now at or past the end of its own life, and the homeowner has usually forgotten which one they are on. That is the most common water heater call we take from south Grand Prairie, out of Mira Lagos, Lakeridge, Grand Peninsula and the neighborhoods around Lynn Creek Park.
North of Interstate 30, in the older stock around downtown, Dalworth, and Bear Creek, the houses date from 1940 to 1969 and the problem is different. The heaters have usually been swapped several times, but the supply lines feeding them may still be original galvanized, and a replacement is the right moment to look at that rather than the wrong moment to ignore it.
Repair or replace
Repair usually makes sense when the unit is under about eight years old and the failure is a component: a thermostat, a heating element, a thermocouple, a gas control valve, or a leaking fitting at the top of the tank.
Replacement is the honest answer when the tank itself is leaking. Water coming from the body of the tank means it has corroded through from the inside, and there is no repair for that. Shut off the water supply to the heater and the gas or breaker feeding it, then call.
Replacement is usually also the better call when the unit is past 10 years, the repair cost is approaching half the cost of a new unit, or the heater has already been repaired once recently.
We will give you the repair number and the replacement number and let you decide. If repair is genuinely the better value, that is what we will tell you.
Where the unit is installed changes everything
In a lot of Grand Prairie homes, especially two story houses on the south side, the water heater sits in an attic or an upstairs closet.
That placement is normal in Texas and it is fine until the tank fails. When a heater in a garage lets go, you get a wet garage floor. When a heater in an attic lets go, water comes down through the ceiling into finished rooms, and the damage bill is many times the cost of the heater.
Two things matter on those installations. The drain pan underneath needs to be intact and its drain line needs to actually be routed to somewhere outside, not just terminated in the attic. And the shutoff valve needs to be reachable without a ladder and a flashlight during an emergency.
We check both on every attic and upstairs unit we work on, whether you asked us to or not.
Meet James Armstrong
Meet the Master Plumber Serving Grand Prairie: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Grand Prairie, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years of plumbing across the DFW metro, including Grand Prairie, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

A conventional tank unit typically lasts 8 to 12 years here. Grand Prairie water averages 7.7 grains per gallon according to the city's own water quality reporting, which is hard water, and scale buildup shortens tank life. Flushing the tank once a year is the cheapest way to reach the upper end of that range.
It means sediment has built up on the bottom of the tank and water is flashing to steam underneath it. It is not an emergency, but it is a sign the unit is working harder than it should and losing efficiency. A flush may help. If the unit is already past 10 years, it is usually telling you to plan a replacement.
Almost never. Leaking from the body of the tank means it has corroded through and it needs replacement. Shut off the water supply to the heater and the gas or breaker feeding it, then call us at 214-918-6109.
It can be, with one condition. Hard water is harder on a tankless heat exchanger than on a tank, so a tankless unit here needs descaling on a regular schedule. If you will keep up with that, the longer life and space savings are real. If you will not, a tank unit is the more honest recommendation.
We install State water heaters in both tank and tankless configurations.
Not worried, but you should know two things. The drain pan under the unit needs to be intact and its drain line needs to run somewhere outside the house rather than ending in the attic. And you should know where the shutoff is before you need it at two in the morning. We check both on every attic installation we work on.
