Irving water comes from Dallas, and it is hard
Irving does not treat its own drinking water. The city purchases treated water from Dallas Water Utilities, and the annual water quality report Irving publishes is compiled from data provided by the Texas Commission on Environmental Quality and the City of Dallas.
That water is hard, as all North Texas surface water is. The Trinity Aquifer and the limestone and chalk formations under this region load every gallon with dissolved calcium and magnesium. Third-party compilations of public data place Irving in the hard band, above 7 grains per gallon, and the city publishes its own current figure in its annual water quality report.
Here is what hardness does inside a tank. Calcium and magnesium come out of solution when water is heated and settle on the bottom as scale. That layer sits between the burner or element and the water it is meant to heat. The unit runs longer to reach temperature, the bottom of the tank runs hotter than designed, and the glass lining degrades faster. On an electric unit, scale builds directly on the element and burns it out.
You hear it before you see it. Popping or rumbling during a heating cycle is water flashing to steam underneath the scale. Flushing the tank once a year is the cheapest thing an Irving homeowner can do to get the rated life out of a water heater, and almost nobody does it.
Repair or replace
Repair usually makes sense when the unit is under about eight years old and the failure is a component: a thermostat, a heating element, a thermocouple, a gas control valve, or a leaking fitting at the top of the tank.
Replacement is the honest answer when the tank body is leaking. Water coming from the body means it has corroded through from the inside and there is no repair for that. Shut off the water supply to the heater and the gas or breaker feeding it, then call.
Replacement is usually also better when the unit is past 10 years, when the repair cost approaches half the price of a new unit, or when the heater has already been repaired once recently.
We will give you the repair number and the replacement number and let you decide.
Three neighborhoods, three different timelines
South and central Irving, around Irving Boulevard, O’Connor Road, and the Heritage District, is mostly pre-1980 with a lot of 1950s and 1960s stock. The heaters there have been swapped several times over. What often has not been touched is the galvanized supply piping feeding them, and a replacement is the right moment to look at that rather than the wrong moment to ignore it.
Las Colinas has the widest spread in the city. It opened in the early 1970s, the median construction year is 1987, and it kept adding housing, 20 percent between 2000 and 2009 and another 27 percent between 2010 and 2019. So a 40 year old unit and a nearly new one can sit a mile apart.
Valley Ranch built out through the 1980s and surged again in the 2000s. A conventional tank lasts 8 to 12 years in this water, which means homes from the 2000s wave are typically on their second unit and that one is now due.
Meet James Armstrong
Meet the Master Plumber Serving Irving: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Irving, Sachse, Garland, and the broader DFW metro from the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years of plumbing across the DFW metro, including Irving, the drain calls almost always come down to two things: tree roots in the older neighborhoods, and grease and hair buildup in the newer developments. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

A conventional tank unit typically lasts 8 to 12 years here. Irving purchases treated water from Dallas Water Utilities, and like all North Texas surface water it is hard, which means scale builds on the bottom of the tank and shortens its life. Flushing once a year is the cheapest way to reach the upper end of that range.
It means sediment has built up on the bottom of the tank and water is flashing to steam underneath it. Not an emergency, but a sign the unit is working harder than it should. A flush may help. Past 10 years, it is usually telling you to plan a replacement.
Almost never. Leaking from the tank body means it has corroded through and needs replacement. Shut off the water supply to the heater and the gas or breaker feeding it, then call us at 214-918-6109.
It depends on the building. Many units have their own heater in an interior closet, and some mid-rise and high-rise buildings supply hot water from a central plant instead, in which case it belongs to the association. Check your governing documents or ask the on-site manager. We can tell you which situation you have on the first visit.
Often yes, and the space saving is real. Two things to check first. Tankless venting usually runs through an exterior wall, and your association may have rules about that, so ask before buying equipment. And hard water is harder on a tankless heat exchanger than on a tank, so plan on regular descaling.
We install State water heaters in both tank and tankless configurations.
