Meet James Armstrong

Meet the Master Plumber Serving DFW: James Armstrong

James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Mesquite, Rowlett, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.

“In thirty years working Rowlett, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older Rowlett neighborhoods near the lake, and grease and hair buildup in the newer developments off Liberty Grove and Schrade Road. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

FAQ

Frequently Asked Questions

Have questions? We’ve got answers. Can’t find what you’re looking for? Give us a call anytime.

Our friendly team is available 24/7 to help you.

A single slow drain is $150 to $350. A main line clearing through an accessible cleanout is $250 to $600, and more if there is no cleanout to work from. Hydro jetting for grease or roots is $400 to $900, and a camera inspection is $150 to $400, which we put toward the repair if we find one. We quote a flat rate before we start.

If one fixture is slow and everything else works, it is that fixture's drain, a smaller job. If more than one fixture backs up, if the toilet gurgles when the washing machine drains, or if the tub backs up when you flush, the problem is in your main line. In that case, stop running water in the house, because everything you send down is coming back up somewhere.

For most homes, once a year is plenty to stay ahead of buildup. If you have older pipes, a lot of trees near the sewer line, or a history of recurring clogs, more often may be worth it. The honest answer is that a home with good habits and no root problem may not need routine drain cleaning at all, and we will tell you if that is you.

We would rather you did not. It rarely clears a real clog, because it pools on top of the blockage instead of removing it, and it damages pipes, which is a particular problem with the older cast iron and aging drains in this area. If you have already used some, just tell us on the phone so we bring the right gear, because it splashes when we open the line.

A clog that returns to the same place is telling you something a cable will not fix. It is usually grease coating the pipe wall, roots growing in through a joint, or a bad section of pipe such as a belly or a crack. The way to know is a camera inspection. Cabling it again clears this week's symptom and leaves the cause, which is why it keeps coming back.

Yes, for the clogs that need it. Hydro jetting scours the full inside of the pipe with high-pressure water, which actually removes grease and roots rather than punching a hole through them the way a cable does. It is the right tool for a kitchen line that keeps greasing up or a main line with roots, and the wrong tool for a fragile old pipe, which is why we camera first before we jet.

Our shop is about ten minutes from most of Balch Springs, the closest city we serve, so if you call before noon on a weekday we can usually be there the same day.

A sewer smell usually means a blockage in the line letting gas back up, a dry P-trap in a drain you do not use often, or a venting problem. If it is paired with slow drains or gurgling, it points to the main line. A dry trap you can often fix yourself by running water in that fixture. If the smell persists, it is worth a look.

Our friendly team is available 24/7 to help you.

Comparison

Hydro-Jetting vs. Snaking

Factor Snaking Hydro-Jetting
Best for Single-fixture clogs (kitchen sink, shower drain, single toilet) Main-line buildup, grease, root intrusion, recurring backups
Method Flexible cable with cutting head punches through the blockage 3,500+ PSI pressurized water scours the full interior of the pipe
Typical time 30–60 minutes 90 minutes to 3 hours
Typical Rowlett cost $150–$275 $400–$800
Our recommendation Camera-inspect first. Snake when the inspection shows a localized blockage. Camera-inspect first. Hydro-jet when the inspection shows full-pipe buildup or roots.
