Meet James Armstrong

Meet the Master Plumber Serving DFW: James Armstrong

James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Mesquite, Rowlett, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.

“In thirty years working Rowlett, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older Rowlett neighborhoods near the lake, and grease and hair buildup in the newer developments off Liberty Grove and Schrade Road. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

FAQ

Frequently Asked Questions

Have questions? We’ve got answers. Can’t find what you’re looking for? Give us a call anytime.

Our friendly team is available 24/7 to help you.

Most toilet repairs run $150 to $400. A flapper or fill valve is $150 to $250. A full tank rebuild is $200 to $400. A wax ring reset is $250 to $450. A clog clearing is $150 to $350. Toilet installation is $250 to $500 for labor if you supply the toilet, or $350 to $900 including a standard toilet. Haul-away is included.

Reach behind the toilet near the floor and turn the shutoff valve clockwise until it stops. That stops the water. If the valve will not turn, lift the tank lid and push the flapper down at the bottom of the tank to seal it. Do not flush again to see if it clears. It will not. Once the water is off, call 214-918-6109.

Almost always the flapper, which is the rubber disc at the bottom of the tank. It is a $15 part and a ten-minute swap with no tools. Here is a free test: put a few drops of food coloring in the tank, do not flush, wait twenty minutes. If color appears in the bowl, the flapper is leaking. A running toilet can waste over 200 gallons a day, so if yours has been running six months you have already paid for that part many times over on your water bill.

If only this toilet is affected and everything else drains fine, it is the toilet. If the toilet backs up when the washing machine drains, if the tub gurgles when you flush, or if more than one fixture is backing up, the problem is in your main sewer line. A new toilet will not fix that, and neither will a plunger.

Usually. A closet auger is about $25 at any hardware store and has a rubber sleeve so it will not scratch the porcelain. That clears most toilet clogs. A flat-cup plunger works too if you get a real seal. What you should not do is pour a chemical drain opener in. It cannot clear a toilet trap, and it leaves a caustic liquid sitting in the bowl for whoever puts a hand or an auger in there next.

No. Augering a solid object usually pushes it further into the trap or into the line and turns a $200 job into pulling the toilet. Call us and let us get it out.

The rough-in is the distance from the finished wall to the center of the bolts holding the toilet down. It is 12 inches in most modern homes, but 10-inch rough-ins are common in 1950s and 1960s houses, which describes a lot of Richardson. If you buy a standard 12-inch toilet and your house has a 10-inch rough-in, it will not fit. Measure before you buy, or let us measure and source the right one.

Yes, more serious than it feels. It usually means the closet flange (the ring bolted to the floor) has broken or corroded, or the subfloor under it has softened from a long-term leak. A new wax ring will not fix a broken flange. The toilet will not sit level and it will leak again in six months. Common in older Richardson homes.

Usually the flange. A big-box installer quotes a straight swap. Then they pull the old toilet, find a broken flange and a rotted subfloor, and either walk away or start adding line items. We look at the flange before we quote so the number we give you is the number.

Repair if it is running (a $15 flapper), if it leaks at the base (wax ring), or if it rocks (flange). Replace if the tank or bowl is cracked, since porcelain does not get patched, or if it is over 25 years old and you are already paying for a repair. If it clogs constantly and nothing else in the house does, some 1990s low-flow designs are simply bad and no repair fixes that.

If you call before noon on a weekday, usually yes. We are not a 24-hour company. And here is the honest part: a toilet is almost never a real emergency, because you can shut the valve. If you shut the water off and you have another bathroom, we will usually tell you to call Monday and save the $199 after-hours fee.

Yes, included. Nobody should have to figure out how to get a toilet to the curb.

Our friendly team is available 24/7 to help you.

Comparison

Is It the Toilet, or Is It Your Main Line?

This is the difference between a $250 call and a $10,000 conversation, and you can figure it out yourself in two minutes.

What you seeThe toiletThe main line
Only this toilet is affected, everything else drains fineYesNo
Toilet backs up when the washing machine drainsNoYes
Tub or shower gurgles when you flushNoYes
Water rises in the tub when you flush the toiletNoYes
More than one fixture backing upNoYes
Both toilets in the house are backing upNoYes
Sewage smell in the yard, or a wet patch that never driesNoYes
Toilet is slow but nothing else isYesNo

If it is in the right column, a new toilet will not fix it. Neither will a plunger. Stop running water in the whole house and call. That is a sewer line problem, and if your Richardson house was built before 1975 it may well be a cast iron problem.
