Meet James Armstrong

Meet the Master Plumber Serving DFW: James Armstrong

James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Mesquite, Rowlett, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.

“In thirty years working Rowlett, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older Rowlett neighborhoods near the lake, and grease and hair buildup in the newer developments off Liberty Grove and Schrade Road. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

Every job comes with the Armstrong Clean Promise — we leave your home cleaner than we found it, guaranteed. No excuses, no mess, no shortcuts. It’s the kind of commitment that’s earned us thousands of repeat customers and a reputation across the DFW metroplex for honest, reliable work.

Why Choose Us

Where We Are Strongest in Dallas

Our shop is in Mesquite, and that puts us right next to East Dallas. So that is where most of our Dallas work is: Lakewood, White Rock, Casa Linda, Old East Dallas, Pleasant Grove, Buckner Terrace, and the neighborhoods along I-30 and Garland Road.

We are usually 10 to 15 minutes from those addresses, which is why we can generally make a same-day call there when we say we can.

We will go further into Dallas. Oak Cliff, Lower Greenville, M Streets, Preston Hollow, and the rest of it. It is a longer drive and we say so up front, particularly on something urgent. If you have a burst pipe in far North Dallas and somebody down the street can be there in fifteen minutes, take that call. We are not going to pretend otherwise to win a job.

FAQ

Frequently Asked Questions

Have questions? We’ve got answers. Can’t find what you’re looking for? Give us a call anytime.

Our friendly team is available 24/7 to help you.

Most repairs run $150 to $600. A toilet or faucet repair is $150 to $400. A drain clearing is $150 to $350, and a main line clearing is $250 to $600. Water heater replacement is $1,200 to $3,500. A slab leak is $1,500 to $15,000 depending on where it is and how we reach it. We quote a flat rate once we have looked, not before.

We are strongest in East Dallas, because our shop is in Mesquite and that puts us 10 to 15 minutes from Lakewood, White Rock, Casa Linda, Old East Dallas, Pleasant Grove, and the neighborhoods along I-30 and Garland Road. We will drive further into the city, and we say so honestly. If you have a burst pipe in far North Dallas and someone down the street can be there faster, take that call.

Usually a slab leak, a hot water line failing under the foundation. North Texas clay swells and shrinks with the weather, the slab moves, and the copper underneath moves with it until something rubs through. Other signs are a water bill that jumped and stayed up, the sound of running water when everything is off, and new cracks in the slab or drywall. It is the most commonly overlooked serious plumbing symptom around here.

That combination almost always means galvanized steel supply pipe, which is common in older East Dallas homes. Galvanized rusts from the inside out, so the opening narrows every year. There is no repair that fixes it, because the pipe is going to keep closing. That is when a repipe stops being an upsell and starts being the answer.

If it is an older East Dallas house, it may be cast iron. Cast iron drain lines last 50 to 75 years, and they corrode from the inside until the interior surface goes rough and starts catching everything. At that point you are not buying drain cleaning, you are renting time on a pipe that is done. A camera inspection, $150 to $400, will tell you which one you have.

No. We are Monday through Friday, 8:00 AM to 5:00 PM, and if you call before noon we can usually get out the same day. After hours and weekends carry a flat $199 dispatch fee, quoted on the phone before anyone gets in a truck. If what you have can wait until morning, we will tell you and save you the money.

Run the meter test. Turn off every faucet, appliance, ice maker, and irrigation zone, then look at your water meter and find the small triangle or dial that spins when water moves. If it is moving with nothing running, water is going somewhere. One caveat: a leaking toilet trips this test. Put food coloring in each tank, wait twenty minutes without flushing, and if color appears in a bowl, that is your answer and it is a $15 flapper.

Yes. Restaurants, offices, retail, clinics, and multi-unit residential. We work around your operating hours, and every visit comes with notes and photos so you have a record of what was found and what was done. If you manage a building or a group of locations, that record is worth having and most outfits will not give it to you.

Almost certainly grease, and almost certainly the wrong tool. A cable punches a hole through the deposit and the water flows again, so everybody is happy for about four months. It does not remove anything. Hydro jetting scours the pipe wall to wall and actually takes the grease out. On a commercial kitchen line, cabling is a rental agreement rather than a repair.

Roots do not attack a healthy pipe. They find a joint that is already weeping and grow toward the water, then grow inside and catch everything. Lakewood and the older East Dallas neighborhoods have enormous trees over sixty-year-old pipe. Cutting the roots buys you 12 to 24 months. The permanent fix is fixing the pipe.

Yes. Cities require permits and inspections for water heaters, gas work, repiping, and sewer repair. A lot of the market skips it, because a permit means an inspector shows up and looks at the work. It becomes a problem when you sell, and the buyer's inspector finds it. We pull them, itemize them separately, and do not mark them up.

Leave the building. Do not flip a switch, unplug anything, or use your phone inside, because any spark can ignite it. Get people and pets out and leave the door open. From a safe distance outside, call 911 and Atmos Energy at 866-322-8667. Atmos runs a 24 hour line and will shut the gas off at no charge. Call us afterward at 214-918-6109 for the repair.

Our friendly team is available 24/7 to help you.

Comparison

Hydro-Jetting vs. Snaking

Factor Snaking Hydro-Jetting
Best for Single-fixture clogs (kitchen sink, shower drain, single toilet) Main-line buildup, grease, root intrusion, recurring backups
Method Flexible cable with cutting head punches through the blockage 3,500+ PSI pressurized water scours the full interior of the pipe
Typical time 30–60 minutes 90 minutes to 3 hours
Typical Rowlett cost $150–$275 $400–$800
Our recommendation Camera-inspect first. Snake when the inspection shows a localized blockage. Camera-inspect first. Hydro-jet when the inspection shows full-pipe buildup or roots.
