Our shop is in Mesquite, about fifteen minutes from most of Rowlett. If you call before noon on a weekday we can usually be there the same day. That is not a marketing promise, it is just how far away we are.

Usually a slab leak, which is a hot water line failing under the foundation. The clay soil under Rowlett swells and shrinks with the weather, the slab moves with it, and the copper underneath eventually rubs through. Almost never. It is nearly always the flapper, the rubber disc at the bottom of the tank, and that is a $15 part and a ten minute job with no tools. Here is a free way to confirm it: put a few drops of food coloring in the tank, do not flush, and wait twenty minutes. If color shows up in the bowl, the flapper is leaking. A running toilet wastes over 200 gallons a day, so if yours has been going six months you have already paid for that part many times over on your water bill.

Yes, and there is something worth doing this week. Check that there is a drain pan under the tank, check that the pan has a drain line that actually runs to the outside of the house rather than just ending in the attic, and put a $15 battery water alarm in the pan. A 50 gallon tank failing in a garage is a wet floor. The same tank failing in an attic sends fifty gallons through your ceiling.

Run the meter test. Turn off every faucet, appliance, ice maker, and irrigation zone, then go look at your water meter and find the small triangle or dial that spins when water is moving. If it is moving with nothing running, water is going somewhere. One caveat: a leaking toilet will trip this test, so put food coloring in each tank, wait twenty minutes without flushing, and if color appears in a bowl, that is your answer and it is a $15 flapper rather than a slab leak.

If one sink or tub is slow and everything else works fine, it is that fixture. If the toilet backs up when the washing machine drains, if the tub gurgles when you flush, or if more than one fixture is backing up, the problem is in your main line. If it is the main line, stop running water anywhere in the house, because everything you send down is coming back up.

Either in the garage where the water line comes into the house, or in a rectangular box in the ground near the curb marked WATER. Go find it today, turn it off, and turn it back on. You learn where it is, and you find out whether it still works, because old valves seize and a valve that will not close is how a small leak becomes a flooded house. A meter key for the street box is about $15.

Almost always a garden hose left connected over the winter. The hose traps water inside the valve, it freezes, and it splits the valve body. You often do not find out until spring, when you turn it on and the water comes out inside your wall instead of the yard.
