Forney's Water Is Hard, and That Matters for Your Water Heater
The City of Forney’s own water quality report puts local hardness at roughly 18 grains per gallon, well into the very hard range and noticeably harder than what we see in Mesquite. Forney draws from the North Texas Municipal Water District’s Wylie treatment plant, the same purchased surface-water source serving several nearby cities, and that water carries a heavier mineral load than groundwater in some other parts of the metroplex.
For a water heater, hard water means faster scale buildup on the tank’s heating element and along the bottom of the tank. Scale insulates the element from the water it is supposed to heat, so the unit works harder, runs less efficiently, and wears out sooner than the same tank would in softer water. Tankless units are not exempt either. Scale builds up inside the heat exchanger and reduces flow over time if the unit is not flushed on a regular schedule.
If you are in Forney and your water heater is losing capacity or making more noise than it used to, hard water buildup is often the reason, not a defective unit.
Note that Forney zip codes cover more than one water utility. Most addresses are served by the City of Forney, but a few pockets fall under other providers such as Forney Lake Water Supply. If you are unsure which utility serves your address, your water bill will confirm it, and the hardness picture can vary slightly by provider.

Meet James Armstrong
Meet the Master Plumber Serving Rowlett: James Armstrong
James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Rowlett, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.
“In thirty years working Rowlett, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older Rowlett neighborhoods near the lake, and grease and hair buildup in the newer developments off Liberty Grove and Schrade Road. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

What Counts as an Emergency, and What Can Wait
We would rather tell you to go to bed than charge you $199 to look at something that will keep until morning. Here is our honest split.
| Situation | Our read |
|---|---|
| Burst or actively spraying pipe | Emergency. Shut the main and call |
| Water heater tank split, especially in an attic | Emergency. Shut the water and the power or gas |
| Sewage backing up into tubs, showers, or floor drains | Emergency. Stop using water in the house |
| No water at all in the house | Emergency, and often a main line issue |
| Slab leak you can hear running | Emergency. Shut the main |
| Gas smell | Not a plumbing call at all. Use the steps at the top of this page |
| One toilet clogged, another working | Usually waits. Shut its valve and stop using it |
| Water heater out, no leak | Usually waits. Cold showers beat a $199 fee |
| Slow drain, dripping faucet, running toilet | Waits. Call during business hours |
| Water stain on a ceiling with nothing actively running | Usually waits, but same-day |
Call us either way. If it can wait, we will say so and book you for regular hours at regular rates.

Forney's water hardness runs around 18 grains per gallon, which is considered very hard. That mineral content builds up faster inside a tank or a tankless heat exchanger than it would in softer water, so units here benefit from more frequent flushing to stay efficient.
A standard tank typically lasts 10 to 12 years with regular maintenance. In an area with hard water like Forney, skipping flushing can shorten that lifespan noticeably.
It depends on your household's hot water demand and your budget. Tankless units save space and can provide continuous hot water, but they still need regular flushing in a hard-water area like Forney to avoid scale buildup in the heat exchanger.
We repair first when a repair genuinely solves the problem. We only recommend replacement when the diagnosis actually points to it, not as a default.
We install State-brand standard tank and tankless water heaters.
Our shop is about 13 minutes from Forney. Same-day service is available for calls before noon on weekdays, and after-hours emergency calls are accepted for a flat $199 dispatch fee.
