Meet James Armstrong

Meet the Master Plumber Serving DFW: James Armstrong

James Armstrong has been a Mesquite-resident Master Plumber since 1995. What began as helping neighbors fix leaky faucets turned into a career — and eventually a family business, built on one simple rule: treat people right, do the job with integrity, and always stand behind your work. Today, James and his crew serve Mesquite, Rowlett, Sachse, Garland, and the broader east DFW metro, with most calls dispatched and on-site within 25 minutes of the Mesquite headquarters at 844 Dalworth Dr.

“In thirty years working Rowlett, Garland, and the Lake Ray Hubbard side of the metro, the drain calls almost always come down to two things: tree roots in the older Rowlett neighborhoods near the lake, and grease and hair buildup in the newer developments off Liberty Grove and Schrade Road. We camera-inspect first, then choose hydro-jetting or snaking based on what we actually see — not on what gets you to the highest invoice.”

FAQ

Frequently Asked Questions

Have questions? We’ve got answers. Can’t find what you’re looking for? Give us a call anytime.

Our friendly team is available 24/7 to help you.

Most common repairs land between $150 and $450. A faucet repair, a toilet rebuild, a shutoff valve, or a supply line all sit in that range. Bigger jobs run higher: a shower valve replacement is $500 to $1,200 because a wall usually has to be opened, and a water heater replacement is $1,200 to $3,500. We diagnose for $79 and quote flat rate in writing before any work starts.

Yes. A flat $199 emergency dispatch fee outside our normal hours of Monday through Friday, 8:00 AM to 5:00 PM. We quote it on the phone before we come out, so you can decide. If the problem can wait until Monday, we will tell you so and save you the money.

A burst pipe, water coming through a ceiling, a water heater leaking from the tank body, sewage backing up, no water at all, a warm spot on the floor, or any gas odor. A dripping faucet, a running toilet, one slow drain, or no hot water without a leak can all wait until business hours.

A running toilet, which is a $15 flapper and ten minutes. A slow bathroom sink, which is usually hair in the trap. A jammed disposal, which has a hex slot on the bottom and a reset button. A dripping faucet, if you can match the cartridge. What you should not touch is gas, anything requiring a permit, or a water heater. Those are not about skill, they are about consequences.

For most of it, yes. Water heater replacement, repiping, gas work, sewer line work, moving fixtures, and remodel work all require permits in Plano and every surrounding city. We pull them. Unpermitted work can void your manufacturer warranty, complicate an insurance claim, and turn into a negotiating point against you at resale. If a contractor offers to skip the permit to save you money, that tells you what he thinks of the inspection.

Repair if the body is sound and the failure is a wearing part: a cartridge, a washer, a flapper, a fill valve, a thermocouple. Replace if the body is cracked, corroded through, or if you are on your third repair of the same unit in two years. We will tell you which one you are looking at, and if the cheap fix will hold, we will tell you to take it.

If it is low at one fixture, start with the aerator on that faucet. Unscrew it, clean the screen, put it back. That is free and it works surprisingly often. If it is low across the whole house, it is usually the pressure reducing valve or a restriction on the supply side, and that is a real diagnosis rather than a guess.

Most single repairs are one to two hours. A fixture replacement is two to three. A water heater is half a day. A shower valve depends entirely on access, and if a wall has to be opened and closed, that is a longer conversation. We give you a time estimate along with the price, before we start.

Yes. Kitchens, bathrooms, additions. Layout, rough-in, inspection, and trim-out. We work with your contractor or directly with you, we pull the permits, and we handle the inspections.

Yes. Restaurants, offices, clinics, retail, and multi-unit residential. Flushometers, grease lines, commercial water heaters, and backflow devices are all standard work. Call 214-918-6109 and tell us what the building has.

If you call before noon on a weekday, usually yes. We are not a 24-hour company. After-hours and weekend calls carry the flat $199 dispatch fee.

Leave the building immediately. Do not flip a switch, do not unplug anything, do not use your phone inside. From a safe distance, call 911 and Atmos Energy at 866-322-8667. Atmos will shut it off at no charge. Call us afterward for the repair, once the gas is secured. We do not coach anybody through gas work over the phone and neither should anybody else.

Our friendly team is available 24/7 to help you.

If water is running and you cannot stop it: find the shutoff. Local valve behind the fixture, or the main shutoff in the garage or at the meter box by the street. Turn it clockwise. Then open the lowest faucet in the house to drain the pressure out of the lines.

Go find your main shutoff today, while nothing is wrong. Tag it. Make sure everybody in the house knows where it is. That five-minute job is worth more than anything else on this page.
