Most repairs run $150 to $600. A toilet or faucet repair is $150 to $400. A drain clearing is $150 to $350. A main line clearing is $250 to $600. Water heater replacement is $1,200 to $3,500. A slab leak is $1,500 to $15,000 and up. We quote a flat rate before the work starts, not after.

 

No. We are Monday through Friday, 8:00 AM to 5:00 PM. Call before noon and we can usually get to you the same day. After hours and weekends carry a flat $199 dispatch fee, quoted on the phone before anyone gets in a truck. We would rather tell you that here than have you find out at 2 AM. And if your problem can wait until morning, we will say so and save you the money.

Usually a slab leak, a hot water line failing under the foundation. North Texas clay expands and contracts, the slab moves, and the copper under it rubs through. Other signs are a water bill that jumped for no reason, the sound of running water when everything is off, and new foundation cracks. It is the most commonly ignored serious plumbing symptom in this area.

Either in the garage where the water line enters the house, or at the street in a concrete or plastic box in the ground near the curb marked WATER. Many older Richardson homes only have the street one. Go find it today, turn it off, and turn it back on. Old valves seize, and a valve that will not close is how a small leak becomes a flooded house. The street box usually needs a meter key, which is about $15.

Either a failing pressure regulator, a $350 to $700 fix, or galvanized supply lines rusting closed from the inside, which is common in 1950s and 1960s Richardson homes. If your water also runs brown or rusty in the morning, it is the pipe, and no repair fixes that. The inside diameter is shrinking and it will keep shrinking. That points to a repipe.

Much of Richardson was built in the 1950s and 1960s, and that shows up four ways. Cast iron drain lines at the end of their 50 to 75 year service life. Galvanized supply pipe rusting closed. Slab leaks, because the clay soil moves and takes the pipe with it. And original shutoff valves that seize and will not close when you need them.

If you call before noon on a weekday, usually yes. We are in Mesquite, about 20 miles from Richardson, and we are honest about that. If somebody closer to you can get there faster on a genuine emergency, take that call.

Yes. Cities require permits and inspections for water heaters, gas work, repiping, and sewer repair. A lot of the market skips it because a permit means an inspector shows up and looks at the work. Unpermitted work becomes a problem when you sell the house and the buyer's inspector finds it. We pull permits, itemize them separately, and do not mark them up.

A running toilet is almost always a $15 flapper and a ten minute job. Low pressure at one faucet is usually a clogged aerator you can rinse out for free. A slow bathroom sink is usually hair around the stopper, six inches down. A clogged toilet clears with a $25 closet auger. Stop at anything gas, anything behind a wall or under the slab, anything requiring you to cut a live pipe, and anything electrical near water.

Usually sediment buildup at the bottom of the tank, which insulates the burner from the water and makes the heater work harder. That popping or rumbling noise you hear is water boiling under the sediment layer. A flush fixes it, and it is a $150 to $250 job or a homeowner job with a garden hose. If it is an older unit and the anode rod is gone, start planning for replacement.

Leave the building. Do not flip a switch, unplug anything, or use your phone inside, because any spark can ignite it. Get people and pets out, leave the door open behind you, and from a safe distance call 911 and Atmos Energy at 866-322-8667. Atmos runs a 24-hour line and will shut the gas off at no charge. Pay attention to that first row. In North Texas a warm spot on the floor is the most commonly ignored serious plumbing symptom there is. People walk over it for a year. The clay soil moves, the slab moves, and the copper hot line under it eventually rubs through. If you have one, call.

Find Your Shutoff Today

Do this today, while nothing is wrong. It is five minutes and it is worth more than anything else on this page.

Your main shutoff is either in the garage, on the wall where the water line enters the house, or at the street, in a concrete or plastic box in the ground near the curb marked WATER. Many older Richardson homes only have the street one.

Go find it. Turn it off. Turn it back on.

You learn where it is and which way it turns, so you are not learning that in the dark with water on your feet. And you find out whether it still works, because sixty-year-old valves seize, and a valve that will not close is how a small leak becomes a flooded house. If it is stuck or weeping, replace it. That is $150 to $400 and it is the cheapest insurance you will ever buy.

Buy a meter key. The street box needs one. About $15 at any hardware store. Put it in the garage and forget about it.
